Well done on your good spelling. The secret to success is making very small, yet constant changes.:)0 -

Sometimes that technique doesn't work, similar to travel agents saying the trip is selling out
, 2 houses went on my road next door to each other both sold boards up in 7 days, however they were a good £15k under the market.
Like others say a bird in the hand is better than 2 in the bush, the only viewing that counts is the one with a suitable offer.0 -

I wouldn't panic, I'd be put off probably. If I liked it, offered and you rejected I would walk on by and be less likely to offer more. I'm an offer what I think it's worth person and if I get the hint of game playing/bidding wars my interest dwindles. Nice houses aren't that hard to come by in the Home Counties where I am.0 -
It all depends on the area but any viewing is good ,one buyer is even better.emmajanekitchen wrote: »Hi all,
Property went live on Tuesday and we have an open day tomorrow with 5 viewings. Was originally 6 but one pulled out. Nobody has phoned though since my agent contacted them so I'm nervous they're only going because they were pushed. Is have hoped for some more interest off Rightmove from people seeing it?
We have done things a bit backwards and had an offer accepted on another house subject to ours selling quickly... Foolish I know but it's a house that doesn't come up often and a huge investment opportunity.
Thanks in advance,

Nothing foolish in that.
I have heard of sales fall through because the vendor couldn't find a place they wanted to move into.
five viewings on one day augurs well
Best of British with it0 -
Thanks all,
So of the 5, 1 thought it was too small (it's a decent size for a two bed but never mind!) and two "Seemed keen" and said they'd call either today or Monday. Ones a cash buyer downsizing and the others are FTB.
Not heard anything yet so hoping for Monday now... Am I wrong in assuming if they were genuinely interested we'd have had an offer by now? I always offer on the day in fear of losing the property but then I'm known to panic!

Welcome to selling a house.
Your feelings will be akin to a graph of the greek economy as the process grinds on........0 -
Haha. Well at least that made me smile!!!0

"It's too small"
I love that. Despite the floor plan measurements, the photos, people are quite thick or just come up with unoriginal excuses
Our viewings were from 5.30pm to 7pm. I got a call at midday trading following day to say there had been 4 offers and it had already gone to best and final offers
Likewise when I was selling grandfathers house I left it in the hands of an agent and I got a call many weeks later to say there were two best and final offers. Sometimes the agent won't give you the info as soon as it happens.
Good luck. How does your home compare to local homes at your price point?0 -

To be fair, the Wide-Angle lens pics can be very misleading.0
