My wifes credit file is great no defaults, missed payments or anything, 28K a year, I was made redundant a about 6 years ago, that caused me to miss my abbey loan payments, about 2 before I was passed on to Wescott, I had to pay them the rest of which took much longer, Santander took the debt back when I had £200 left to pay, Paid that off just over a month ago so its cleared but hasnt shown up cleared on my credit file yet, so I sent a letter off to experian this for them to correct this, Im self employed for the 3 years from starting up my own business and currently on a very wage which is increasing each year as my business grows, so my default started in jan 2011.

So you have no deposit, a default on your credit file and varied income.

There is no way you are getting this house. No way, no how, not gonna happen. I am sorry, but you need to knuckle down, save a deposit and rebuild your credit file. This is the truth.

Before you ask, you can't just have your wife be the sole applicant, since you have an interest in the property too, your wife probably won't have a high enough salary anyways.

It's possible depending on lender, but affordability is still very tight.

Might be worth speaking to a broker to find a suitable lender for your wife to take out the mortgage, assuming she has no debt, amongst other considerations.

Edit: just remembered they have no deposit. This is getting silly.

But the other variables being NO Deposit, it aint going to happen.

Either way the OP will get the rejection on Monday since he/she doesn't believe anyone here that 100% mortgages exist.

I would eat my hat if they get one, unless they miraculously get a big deposit somewhere.

Yes, for a second I forgot how ridiculous this situation is.
