Also this broker last night made us feel quite confident and believes the last broker was sloppy in the application which we got declined, just getting our paperwork in order so he can start a new application.

So nine days after you started this thread you've still not got a loan in place and appear not to be even close to getting one arranged? I don't wonder why.

So nine days after I started a post here for advice on a mortgage application, you expect me to have already re applied and ideally been declined by now in your eyes, sorry but no I havent got a loan in place yet or I would of put so here, I will even put that I got declined again if that happens, but im not the broker im going to let this man do his job and he only visited us Thursday night, so you may have to wait a little bit longer to hear the news your really wanting to hear or hear the news I really want to share. Have a great weekend.

I think if your broker picks the right lender for landlord gifted deposits, the mortgage is applied for in your wife's name only, and valuation comes back high enough to give you the "deposit", then you've got a chance.

Op i'd advise you proceed to find a 100% mortgage as you clearly know where to look. Best of luck with the purchase. Come back to let us know the outcome

I guess you didn't read the thread.
  • He there sorry to hear that no one has tried to help you instead there just having a go - what a waste of time.

There is one provider called Aldermore which do a 100% mortgage - the rates are highish but if you are to do what you want to do and your able to live comfortably then its your choice.

The 100% mortgage is open To anyone but may require a guarantor

    GOOD LUCK.

We've already clarified that darcy2009 doesn't need a 100% mortgage, he just misunderstood what that meant.

Besides, is anyone really going to put their own home at risk just so darcy2009 can get on the ladder? Who knows.

No I am not going to find a guarantor, my parents are not in a position to help or my sisters, other than that my family are quite distant, my wife is a foreigner with no close family here to back us up either, so we have to do this with no guarantor using the gifted equity from the landlord as a deposit, Im hoping the broker will have the application put together next week.
