Haven't read the whole thread but will say that if you are being gifted a deposit, then you are not getting 100% loan-to-value- mortgage. It may be 100% of the money YOU need to provide, but all mortgages do that!(AKA HRH_MUngo)

unfortunately for the original poster, the Landlord hung a picture up and that increased the value of the house to £300,000. I bought it with 99% LTV mortgage and I have so far cleaned the toilet, meaning the house is now worth £500,000.
Oh, just had an offer in for £750,000. Amazing. It's not even on the market.
Oh, the sale just went through and I have cleared funds in my account.

I think we have already covered the point that the lady who has offered to be my guarantor cant as its family members only who can do that.
Apart from that not much else has happened, a broker is visiting tonight to go through everything and discuss our best option, which might be my wife applying on her own.0 -
