Rubbish removal from a house i sold

    as the stair lift was not required by the new owner he could not get away with calling it a fixture or fitting

    Hmm, I'm with pinkteapot on this one, the stairlift most definitely is a fixture (as it's secured to the wall/stairs) and in the absence of any other agreement would be presumed to be staying.

    Obviously any buyer can stipulate as part of the contract that they want it to be removed and I assume in your case that this is exactly what the new owner did.

    Oh Lordy.

    That wasn't good, but as you say there wasn't much point in trying to pursue it if she skipped the country. Cheeky madam.

    Some people are just plain inconsiderate, greedy and selfish.

    In such cases we can only hope that Karma gets them in the end.

    Why on earth would a young woman in her 20s, fit and healthy, with two perfectly functioning legs, who is going to be living there by herself possibly regard a stairlift as a valuable fixture and fitting. :rotfl:

    Why should she then have to fork out £180 to get the thing removed.....

    It was removed by professionals who caused no damage, a few holes in the stair carpet which are hardly visible and which will be removed anyway. It's been down 35 years and is well past its sell date, it will be ripped up along with all the other floor coverings.

    Even if there had been damage, the house is a full renovation project requiring rewiring and replastering. The whole lot has to go back to brick, so she wouldnt have worried about a few screw holes in the walls, although there aren't any.

    The electrical socket was made good. Everything has been left safe and clean.

    Her mum is buying the house for her. Mum is a seasoned property developer who knows what she is doing.

    I am a seasoned ex EA who knows how to get a quick and pAinfree sale.

    I think we can put the question of the stair lift to bed now,:D

    When we bought our last house the previous owners left a lawnmower, three radiators, two wooden stools and a broken bath tub in the garage.

    We wrote to them asking for these to be removed and stating that a failure would lead to storage fees until they were collected, they faffed about for ages and finally collected them four weeks later and had to pay storage fees. They were in the local paper the next week as they had been caught fly tipping said items!

    Brilliant, that's what I call karma.

    Now this is money saving website right. The lawn mower and radiators would have fetched around a £10 at a scrap metal merchants, the bathtub and the stools could have taken to the tip and disposed of free of charge.

    Some people haven't got the sense they were born with.

    We're still using the lawnmower that our vendor (after asking us) left behind....11 years ago! :D

    I have worked in the housing industry for over 30 years, as a letting agent, an EA, on new builds, selling property abroad and finally as a manager in a sheltered housing complex.

    I leave nothing to chance.

    I can tell you stories that would make your hair curl.

    Ive seen buyers in tears at the disgusting flea pits the owners left, unsafe electrics with trailing wire where light fittings have been ripped out, gardens full of dog poo, toilets blocked with human excrement, houses full of filthy disgusting rubbish, drains blocked with nappies, rats, mice and all manner of vermin, doors kicked in or hanging off their hinges, wash hand basins ripped off the walls.

    how anyone can even begin to think it is acceptable to leave a property in such a state is beyond me, but ive seen it over and over again

    You wouldn't believe how low some people can sink.

    It's funny you mentioned Karma, she asked me if I believed in that on the way out of the viewing. I said I did (not sure I do, but whatever..)

    My friend that came with me said I shouldn't buy it and not to trust her!

    Anyway, I know things didn't pan out too well with their plans, but I do know that my home is now worth approx 3 times its P.price, my neighbours. street and area are all better than they were and I am happy here.

    Seems your granny was right.:)

    When I bought my house 15 yrs ago the vendor's solicitor asked if I was going to make an offer for the 15ft wooden garden shed as it wasn't included in the sale price.

    I declined and suggested they take it with them. Unsurprisingly, it was still in the garden when we moved in. I'm still using it for storage.

    I went round to clean my new home yesterday and found:
    • An old toilet brush with bits of !!!! still stuck to it
    • A broken vacuum cleaner hidden in the wardrobe
    • A broken Sky box hidden in a chest they also left behind.
    • Various other pieces of cheap furniture they can't be bothered moving.
    • A heap of assorted detrutis hiding in the cupboard behind the stairs.

    There's also the coal cellar which is locked and they haven't provided a key for, God alone knows what is lurking in there.

    I have a good mind to charge the gits for removing all their crap and a locksmith since they tried to play hardball with me during the sale.

    It could be a lot worse though, look at this poor couple in Dunfermline.
