The backs of furniture? I'll bring my own thanks. A house trained flea protected cat does not damage a property.And that's the issue
I have heard horror stories of flea infestations, dogs chewing everything, cats scratching the backs of furniture... and to me its just too much risk and hassle to take.
If I caught someone, they would get notice ASAP. Luckily most tenants are more honest than that.
If you want the stability of a home to keep your kids or pets, buy a house. Don't expect a decent LL to provide you one.
I just don't mention pets...nor do I mention that I smoke every now and again either. I have both and my application mentions neither. If LL wants to issue S21 to me we'll go to court and as I've been issued a S21 I won't be paying my rent as I'll need it to pay rent in advance on my next property. LL loses.:footie:
Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

I have heard horror stories of adult renters without kids or pets setting fire to kitchens, !!!!ing on furniture and generally trashing places. I wouldn't let to them either if I were you, it's just too much risk and hassle.0 -

As for not paying rent - good luck with getting a reference for any future properties!

But why add in an additional variable of someone who has small children / animals / smokes in your house to the list of things that could go wrong?
Best off to be open and honest with tenants up front, and they will inevitably find somewhere "more suitable" to their level.0 -

I suspect the 'level' you offer as a landlord is the lowest, so they can only get better...

Don't need a reference...thank you. My partner was more than 6 months in arrears on her property having saved it since getting her S21 6 months prior and it is not an issue as the existing LL is not contacted. I also put down that I live with family on my application and no LL reference is required. so :rotfl: to you too... I also put down that I don't have an employer as I am of independent means and no employer reference required either. I just pay my rent 6 months in advance prove I've got the money to homelet and nothing more is required....my application passes credit referencing every time without a problem. Biggest waste of £70+VAT each ever. It takes a 10 minute phone call to homelet to convince them and they are fine without any references.And these are the reasons I am clear with Estate Agents, prospective tenants, and explicitly in the lease that these sort of behaviours are not permitted.

If you can find a LL to take on a tenant without checking references, then either you or they are fools.
I suspect the former.
Literally there are hundreds of thousands of people who cant get a reference who can & do rent.
To put it another way, I know for a fact it's possible, because i've never had to provide a reference, ever.
(usually tenants cant get a reference because of LLs such as yourself, who feel they are 'above' tenants - even though they're paying your mortgage...)0 -
