Boundaries and the contents of them.

Just to point out we are not looking to buy or sell the house at this point but this seemed like the forum that fit the best for the question :)

I'm hoping someone on here might have some experience with this, we have already contacted a solicitor and they seem to be of the opinion that we own the building / land and will be writing to the other party to move out stuff / hand over keys or prove that they somehow own it.
This other building is not registered on the land registry and does not have a house "number" just a name.

Background.

We live in a row of three houses that has a small shop attached to our house. It used to be part of the house as when decorating ages ago we found the bricked up doorway from our dining room into the shop.
However when they bought the house they where under no impression we owned or where buying the shop. It had had many owners over the years and even the previous owners of the house had no idea and considered the shop a separate building / piece of land.

My mum and dad bought the house in 1988, eventually my dad left and stepdad come on the mortgage and then it was paid off in 2008 ish.

In all that time the only paper work of the deed they saw was the Title Register information and not the actual title plan drawing.

Due to an unadopted road running along side our house and trouble with cars parking we decided to buy a copy of the Title Register and Title plan from the Land Registry site to see if it mentioned anything about road access or who may be the owner of this road.

Unfortunately these did not show anything about the road however it did reveal something about the shop building.

It showed that the shop building is inside our boundary line. The image below is from the land registry and stamped 1988 (when the house was bought by my mum), I have removed street names.

Our Title Register also shows it being a Freehold / Title ABSOLUTE

I have added the YELLOW line showing the land and part of the building that is the shop. However you can see that the RED boundary line for our building goes all the way around it.

Has anyone experienced anything like this? We are all in shock to be honest. Or where we stand or if the solicitor is correct?

The lady in the shop does not live their so i assume that means she has no squatters rights. However she has been using the property for business since 1988 ish (i think she was their before my mum bought the house).

    Entering the name of the shop and the postcode on the land registry results in ;
    Price Paid/Value Stated Data:
    n/a

    Sorry, we do not have a record of any titles for this property. This does not necessarily mean that the property is unregistered.

    I wonder if there is a long lease, whether registered or not, establishing the shop as a leasehold property.

    Have you spoken to the lady at the shop to find out if she leases it and if she pays rent, who to?
