4 bedrooms but not really ? Help

    And you never noticed that one bedroom wasn't very large?

    Yep, very similarto within a couple of inches of my last house. It can be classed as a bedroom, although I called it bed 3 currently used as an office.

    Of course we did, we know exactly what the room sizes are.... but part of the original question is ......because technically it's not a 4 bed due to room size and dorma cant be classed as a bedroom, would this effect the mortgage when the survey is carried out? As we told them it was a 4 bed semi as discribed!!!! However its not technically a 4 bed ???!!! So does this effect the value, for de sale ?!
    Also can EA advertise like this??
    I would be pretty annoyed after paying £500'for a servey and having it refused as 2 rooms are not classed as bedrooms, therefore the value of house is wrong which may lead to a refusal on the offer of the mortgage.

    The "number of bedrooms" does not itself affect the value. The size, the position, the condition, everything else about the house does. There is no rule that says "2 bed = £x, 3 bed = £y, 4bed = £z".

    You were happy the house was worth something very close to the figure the estate agents advised the vendor it was worth - so why would the surveyor differ markedly unless there are problems with the condition?

    The sooner this country's property market stops thinking of house sizes simply in terms of "number of bedrooms", the better.

    Why not wait to see what the surveyor says? Otherwise we're all just guessing (and there may be other issues which arise from the valuation anyway).

    For what it's worth, I don't see anything wrong in principle with describing a room which can accommodate a bed as being a single bedroom, and lack of paperwork for an old loft conversion can usually be sorted out.

    If it was done before building regs came in (mid-80's) then you can't expect any certification. Same as there wouldn't be building regs sign off for the majority of houses people live in, as they didn't exist when the house was built.

    You say it 'probably' doesn't meet standards to be classed as a bedroom - in what way?

    The point is not the names of the rooms, it's whether the house is worth the value you agreed to pay. If its got the square footage surely it makes no difference. One person might value a bedroom higher, another person would want it as a study and be willing to pay the same for this luxury instead. Someone else might require extra storage space so they would value it equally as high. I don't see a problem.

    I think you just need to satisfy yourself that it meets the standards YOU require. If you're worried about floor joist stability or fire escape methods you need to get a surveyor or structural engineer to investigate. Either before or after purchase, depending whether it would influence your willingness to buy the house.

    Honestly, without any figures (like what size bed, what size chest of drawers etc) that means nothing. And I doubt most EAs are even aware of it.

    And does that just apply to local authority housing?

    I don't believe there are any taxes on bedrooms. The only property tax is a council tax which is based on a notional value of 1992.

    The definition above for a bedroom is only on reference to housing benefit. It is unlikely to apply for any other piece of legislation. It is common to have definitions that are only relevant for that law.

    Why did you tell the lender it was four bedroom if you dont believe it is?

    Because 3 weeks ago when I started the application, I took the EA discription of the property as correct info....since then (last 24hrs) I was Informed by a friend who looked at the property details that it may not be technically 4 bedrooms as mentioned !!! Hence why Im on here asking !!!!
