4 bedrooms but not really ? Help

Hi there, I was hoping someone could give us some advice ?
So after weeks of call to the mortgage provider etc etc we can now port our mortgage and all affordability checks are passed !!
So we have the survey going ahead this Wednesday, however we have noticed the estate agents have advertised this as a 4 bedroom house, however the one bedroom is no where near big enough to be classed as a single bedroom, and the attic room (dormer) was done well over 10 years ago so probably is not done to building regs to class as a bedroom!!
So...
1 are the estate agents aloud to advertise it as a 4 bedroom? If not what should we do?
2 will the servey report go back to the mortgae company saying technically it's a 2 bedroom ?!! Although there are defiantly 3 rooms double (1 not too regs) and a box room.
I guess this will have a big impact on the value of the house?
3 is it reasonable to ask for more money of house price as it's not technically 4 bedrooms on paper?

    Well if you don,t have planning permission for an attic room then it cant be classed as a bedroom

    Hi it had the planning permission, but it not to regs for a bedroom !
    And the box room does not meet the dimensions to be classed as a bedroom ,
    However they have advertised both rooms as bedrooms?!

    Which estate agent? What do they use in their terms as a disclaimer regarding their advertised property details?

    Yet in August 2013 this coalition government put out a highly detailed definition of what is a single bedroom, a twin bedroom and a double bedroom. A single bedroom the government say measures at least 75.55 square feet in floor space and includes:

    A bed
    A wardrobe
    A chest of drawers
    A bedside cabinet
    A table and chair
    And with access space in between the above so the bed can be made and the wardrobe can be accessed and also further activity space for which they give the example of room to get dried after a bath or shower and room in which to get dressed.

    And probably put a tax on it too ... :p

    Honestly, without any figures (like what size bed, what size chest of drawers etc) that means nothing. And I doubt most EAs are even aware of it.

    And does that just apply to local authority housing?
