    was about to trump the bedroom size with a '3rd' bedroom in our last house, that was tiny... alas it is a foot wider, and a foot longer. We had it as an overflow for our bedroom 'stuff' and ensured our new house would have x4 proper sized 'double' rooms, very difficult to find now especially with newer builds. As a point of interest, our neighbour at the time sold too, and she had x2 kids, their son lived in their 'box room (identical layout to ours) from dot, to x14 years of age... It can be done

    As did I - from about 14-18yo - not a problem.

    My dad built a custom worktop/desk across one side of the room for my school work, and the foot of my single bed tucked underneath it.

    There is now a national obsession with all bedrooms having to be doubles.

    The above definition at post #10 of a bedroom is that used only for the purposes of the bedroom tax introduced by the Coalition government. Otherwise ther is absolutely no agreed definition or minimum size of a room to be a bedroom.

    OP: Something tells me that the house you are trying to buy is a thee bed semi (built hetween the 1930's and 1960's) with a loft conversion. If that is the case, then that that original third bedroom is the one that sits over the hallway. Am I right? If that the case, hundreds of thousands of people (me included) over the last three or 4 generations have been bought up in one of these sized bedrooms.

    It hasn't caused any affects on long term health, mental or emotional stability, employment prospects, ability to ride a uni-cycle or hasn't stopped any body from learning the bag-pipes. The only difference is that your expectations have changed and the amount of possessions that you are trying to put in the room has increased beyond all comprehension.

    If you don't like the dimemsions of the house, don't buy it.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
