    Wise choice - I think Belfast more than most cities it is essential to know the area. A few streets difference could mean a totally different world.

    We also nearly bought in East Belfast without knowing it very well - some really nice houses and no doubt some very nice areas but I wasn't aware of the flooding history for example so we pulled out.

    We finally bought in four winds area - I've lived there in the past and really like it. Its a bit further out but does bring peace and quiet. A lot of young professionals I know live there as well. Bit limited re bars/restaurants in the immediate vicinity but I would consider Ormeau road to be within walking distance (perhaps not so much the uphill on the way home!).

    In my area they don't go up until 1st July:D, as least the bloody bonfire went a few years back.:T

    I'd also recommend Belmont Rd/Ballyhackamore and widen the area to include the top of the Hollywood Road/Stormont/Gilnahirk/Cherryvalley/Orangefield/Castlereagh Rd. East Belfast can seem daunting when travelling from the city centre but once you're past the flegs theres a lot of nice areas.

    There's a good range of shops/restaurants in Ballyhack and the Belmont Rd, and the 4 bus route, soon to be E-Way, makes for easy city centre commuting. Areas such as Orangefield have had flooding problems in the past but should be fixed due to recent groundworks. A decent semi should be attainable for closer to £150k or less away from the hotspots.

    I bought between the Belmont and`Newtownards Rd last year having previously rented a number of houses in East & South Belfast. The Four Winds/Saintfield Rd was also a contender but we didn't find the right house and it always felt a bit isolated with less of a town feel and more of a sprawl of housing estates.

    No floods in Orangefield anymore.Other areas get lots of sandbags in Orangefield they move the river.:)Summerhill is a nice area ,it's across from Stormont .

    Anywhere in Ballyhackamore would be considered a good buy.In recent years it has become a place known for it's restaurants and caf!s .The Belmont Road is a great area would be quieter towards the top of the road ,but the property prices are considerably higher the further you go up said road.You can walk between these areas in about 5 minutes.You're probably not thinking about this at the moment but both these areas are located near some great schools which makes them very desirable to families ,which is something to think about if you need to sell quickly.

    East Belfast is nice and all that, but the biggest thing wrong with it... It isn't South Belfast. I know it's about 30% cheaper than South Belfast so it does have that going for it.

    :rotfl::rotfl:I live on the "South Belfast" side of the Cregagh Road so I'm OK.. :D:D
