We're leaving ours though the last time we bought a house (back when dinosaurs still hadn't seen it coming) it was the done thing to either take them or sell them on to the buyer.

I think as long as it's on the F&F I wouldn't be too bothered - though might be worth mentioning to your EA that you'll be taking it then they can let viewers know thus avoiding any quibbles down the line.

I would expect carpets & curtain poles/tracks to stay but I don't expect curtains. Infact at our last move the previous owner took the curtains but we had some from our previous house.

Off topic but our first house in 2006 we removed the ancient, fraying, dusty (we'd had a damp proof course and re plastering so really dusty!); I took it to the tip and had already binned the dining room piece when somebody asked if he could have the next bit... I said "yes, but it's old, dirty & all bent from being on the stairs..." His reply was "that's ok, I want it to lay over and protect the new hall, stairs and landing carpet I've just had laid!!!!!"

I know the feeling! I had a new sofa last year and for the first few months it was so covered with all manner of things to protect it from marks, the sun, the cat's claws, it might just as well have been a pile of wooden crates underneath as a carefully chosen sofa!

(I now have a bit of matching fabric to protect the back where the sun lands and the cat sleeps - and the paranoia fades as time passes.)

If I was told carpet EAs going, I would either renegotiate price or tell vendor to replace it with something else. If I was told before any offers, then different story as I would have to like it or lump it.

You are entitled to take what you like. I personally wouldn't Dream of taking carpets. But you have to let them know beforehand. It's not on doing it after.

However when I offer on a house I always say to include all flooring, carpets and curtain poles!

You'd renegotiate price over a second hand carpet or tell the vendor to replace it? Really - it's a fixture/fitting not part of the house.

If you were my buyer I'd be telling the EA to put the house back on the market!
