The survey was organised by Woolwich but it was stated that it was totally independent.Upon further investigation i discovered that the company who carried it out were owned by Woolwich therefore not independent and they were never registered with the Institute of Chartered Surveyors.
Did you request a standard valuation for lending purposes?
It’s important to remember that the Woolwich
Valuation is a report which is primarily for Barclays
purposes and conirms whether the property is
suitable security for a mortgage – it is not a survey.
As such, we ask that you should carefully consider
instructing a separate survey which will provide you
with a more detailed assessment of the condition
of the property.

Did you have a survey carried out for your purposes, or allow the lender to undertake the mortgage report & valuation alone?I am a mortgage broker. This all sounds like the OP is creating all the grounds the lender needs to sue the surveyor, assuming this is going to help the OP.
It isn't.
The lender will make a case. The surveyor's PI cover will pay out and the OP will be left owing what they owed previously.
If the OP gets anything out of this it will be purely on a goodwill and ex-gratia basis.I am a mortgage broker. I let the Woolwich organise the survey, but what I have now found out is that if you get the Homefile survey you can issue a writ against the lender any thing above that and you have to issue against the Surveyor, but as the Woolwich owned the survey company legally it does not matter.0

That's not the way the judge here has stated in court and also totally at odds with the statements in Barclays internal emails.0

The important thing is the lender did ask for an engineers report, unfortunately they never sent a copy to me or my solicitor. Therefore I was in a property that had a major problem that they knew about and did not tell me!0

Ok. Your knowledge and experience of this issue is so much more in-depth than ours and this is such a one-off, nothing is beyond the realms of possibility.
However, in general terms for the majority, if you allow the lender's chosen surveyor to do the basic mortgage report and valuation and you do not commission and pay for a more in-depth homebuyer's report from this or any other surveyor, you have no contract with the surveyor on which you can rely in the event of a negligence or malpractice claim.I am a mortgage broker. So does page 4 of the survey from 2000 mention movement of the property, or maybe even states subsidence??"You were only supposed to blow the bl**dy doors off!!"0
