Is landlord responsible for repairing oven & hob

Is the hob gas or electric?
Is the oven gas or electric?
If electric, clearly the clause in th contract requires the landlord to maintain.
The legislation quoted requires the LL to provide facilities o prepare food. It does not mention how many facilities, so as long as food can be prepared the leglislation is complied with.
If gas involved then other leglislation applies. Is there a valid current safety report? Even if there is, if a gas appliance become dangerous (and I suspect if it fails to light but gives off gas that would count) then the LL has a duty to repair.0 -
Wow, the agent needs to step up a gear here! They will probably have people on their books who can supply and fit, and then deduct that from their payments to the LL. That's what mine would do!
Have the faults been reported properly? To the landlord, in writing, sent to the address for the serving of notices?0 -

The hob is gas but its the electric sparking thing that's gone, gas still comes out if you turn the ring on. The oven is electric.2022 wins: PS5 bundle, SSD drive, luxury truffles

Is the gas ignition actually mains electric or is it battery run?
Our last gas fire had a battery run one and an appliance repair man said it was not cost effective to repair, suggesting we use one of those battery run lighters used for barbeques etc. We did this for many years or just used matches. My father did the same ,too , when the ignition went on his gas cooker.0 -

They're a big agency too, so you'd thing they handle it better! To be honest it's not the only issue we have. We've had an intermittent ceiling leak for over a year which has damaged the ceiling, and the ceiling has damage continues to get worse. Despite notifying them countless times, including one time when a plumber was due out anyway to fix our boiler, they've never sent anyone to repair it. Then recently, they called to say that if it isn't getting significantly worse, the landlord isn't going to fix it. I have asked them to put this in writing, because I don't want them to try to keep my deposit when I leave!2022 wins: PS5 bundle, SSD drive, luxury truffles

The agency work for the LL not you. Doesn't matter how big or small they are.
What the LL says, they do.0 -

That's very true, however an agency is employed to manage a property and that would include advising their client (the landlord) of their responsibility in matters such as this. If the landlord will not listen to advice there's not much can be done.
I never understand why landlords choose to ignore legitimate problems and complaints.0 -

I'm pretty sure it's mains as I can turn it on and off at the wall. I've just been using a match (and burning my fingers!). I'll probably get one of those lighters, so I can use the hob, but I'm concerned they'll try to bill me for it when I leave. And I really need the oven.2022 wins: PS5 bundle, SSD drive, luxury truffles
