The hob is gas but its the electric sparking thing that's gone, gas still comes out if you turn the ring on. The oven is electric.

if it is just the sparking, just spend £1.50 and get gas lighter. i won't argue too much with LL. it just cause you stress, not worth the hassle. but you do need to report it to LL.

The wording about behaving in a tenant-like manner relates to a legal case in the 1950s (Warren vsKeen) where a tenant was held to have a responsibility to carry out the sort of minor maintenance tasks that a responsible owner-occupier would do for themselves, such as changing a lightbulb or unblocking a sink. This clause should not be read as implying you are responsible for repairing the oven, as this is a task a reasonable person would employ a competent technician to undertake for them.

Incidentally, I don't think those piezoelectric spark igniters are usually battery operated. As far as I'm aware they usual work by using the mechanical energy you provide by operating the control.

My gas hob certainly doesn't work if the mains electric is off.

As a landlord, I'm appalled that they wouldn't do something about this. In the past year my tenants had a problem with the shower (actually looks like it was caused by them changing the shower head as the overflow bit popped with pressure) but it was myself at my expense and time that went in to fix it. Likewise there was an issue with the washing machine which I was going to replace but a sock was found in the filter before I placed the order.
People like this give landlords a bad name.

Personally with this and the other problems I'd be looking for a new place and demanding my tenancy end early due to inhabitable conditions. Keep any emails/letters/records for evidence in case they try to keep the deposit.

    Best of luck

They're a big agency too, so you'd thing they handle it better! To be honest it's not the only issue we have. We've had an intermittent ceiling leak for over a year which has damaged the ceiling, and the ceiling has damage continues to get worse. Despite notifying them countless times, including one time when a plumber was due out anyway to fix our boiler, they've never sent anyone to repair it. Then recently, they called to say that if it isn't getting significantly worse, the landlord isn't going to fix it. I have asked them to put this in writing, because I don't want them to try to keep my deposit when I leave!

Sounds just like my landlord tot he point its a long shot but may be same one! Where do you live? Mine had a damaged roof a year before I moved out and constant leak when it rained, the gas cooker was a pain, the boiler broke and we went 5 months without hot water(heating worked though) And despite promised boiler and roof repairment they never turned up plus it was 2 years ago I moved out(and you have been at yours 2 years)

I never got deposit back at mine as they claimed i never cleaned since the day I moved in 3 years before, I left the property dirty and it cost over £100 to clean(I had receipts from £30 of cleaning products, a independant witness who was a cleaner for a living, social workers, support workers all back me up as I am OCD) then they had poundland tiles in kitchen and bathroom that cracked and said they had to redo the whole tiling! and claimed they had to put new carpet in despite it being old when I moved in and billed me.

Unlikely to be same LL just interesting how its a similar situation.
