Which UK area do you think will be the best investment over five years ?

Having lived there I disagree. The M4 stops at Exeter and so do most decent companies.Changing the world, one sarcastic comment at a time.0

Margate but do a lot of street research first.0

....because there is an HMO zone that is catching out some people not familiar with the area. Am typing on a tablet so going to log into laptop to continue as its a PITA0

The M4 stops at Bristol but I agree with you. Exeter has good transport, Plymouth has crap transport. There is talk of upgrading the railway, reopening the airport and some sort of upgrade to the A38 but I doubt it will have any significant effect if it does happen at all.0

If HS2 goes ahead i'd look along that route near a station.Liverpool is one of the wonders of Britain,
What it may grow to in time, I know not what.

Why Is that uniquely necessary for Margate ?
Not unique to Margate at all but something I felt should be added to my recommendation.
It is now well known as a 'regeneration area' but the thing that some people miss is that it is people that change an area, not the area itself with it's shiny new additions (Turner, revamped Dreamland etc). Those things draw different types in and assist in the development of the area but they are not singularly responsible for the change.
The change and self regeneration happen in a more subtle way, primarily cheap property with a few key ingredients in the area start to attract a certain type of person...and the rest follows.
The most annoying thing about Margate at the moment is a batch of 'slum LL' who are waiting to 'cash in ' for when the 'area changes' (and prices go Hackney) but they just own stuff, avoid the licensing and think that their street will suddenly double in value overnight with no input from themselves...kind of like magic.
PLU (people like us) are already down there doing stuff, just joining in and the big Q to ask is...how did Nigel Farage lose that seat?
He lost, we all believe, to what we call the Hackney vote.
They knew they couldn't vote Labour so pinched their noses and put a cross to the Conservatives to ensure NF was sent packing.
To me that is your sign for an up and coming area....a sub culture of invisible people who don't flag up to anyone but their actions, what they do and how they live do create change (long term).
The internet has made it possible for the people I know to settle down there but trade worldwide and their talents spill over into the local community.
We could be wrong and I could be writing out my A$$$ but over the past 30 years we have developed creative businesses in 3 locations and got priced out of them all (as we leased premises) . Greenwich (86 - 02) Brighton 98 - 08) and Brick Lane (2000 - 2005).
In Margate, we own them0 -
Manchester is very sensitive to area, even street in area.
For example 2 up 2 down in Bowden is £400k+ where as a couple of minutes away in Wythenshawe its 1/10th the price.
Again Didsbury £300k for terrace house, 2 mins away in Hulme they are giving them away.0 -
...and to Padington, can I just thank you for that really interesting thing you wrote about the affects of bedroom tax on teen homeless in London.
You said it was a sector you worked in I think? If you do work in Outreach + you fancied a life change, you could invest in a different way.
Let out whatever it is you own in London and buy a nice big house down there and work in outreach there.
There are good schools (+ grammars) if you have kids and the area needs some vision that can come from people outside as those that have struggled with the social problems for years seem fed up.
We are meeting so many people doing all sorts of things down there and have sold up their 1 bed studio in London zone 3 and bought 6 bed Viccy houses....and they still are thinking 'what's the catch?' but there isn't one, it's just about being a little brave and thinking outside the box.0
