Am very happy with the finished result David it's so nice to see one again in the Garden and all planted up ,hanging baskets and naff as it may sound a beautiful owl attached on the top ...keeps the pidgeons away a treat :T0 -

Nothing wrong with renting privately. I am sick of hearing of bad landlords :mad: do you ever hear of bad tenants?
I have spent the last 5 days helping my parents empty a flat after their tenant did a bunk. :mad: They only found out a month after the tenant did a runner after receiving a letter from the council demanding council tax on the property.
The tenant broke every door in the house, vandalised it completely :mad: the place is a wreck :eek: It was grim, the grime and dirt was disgusting, the blinds were covered in thick grease and it will cost £1000s to fix. :eek: I could go on but I will save you the details.
Honestly you wouldn't believe our experience of tenants - you would think we'd made it up.
Just like 'Benefit tenants' on TV but 100x worse because we are actually involved, albeit in a round about way.
These people aren't paying for the house because it's all paid through benefits, they don't take care of it, so why should we be made out to be the 'bad or rogue landlord' :mad: :mad:
There are definitely bad tenants as well as bad landlords. Like the housing programmes show tenants who rip out and sell the copper piping.
BUT not all benefit tenants are bad ones some take pride in their homes and do things at their own expense.
Landlords do need to screen tenants properly and th mine has not inspected house once in the 3 years I have been here. Last landlord was round every 6 months.
Also as a private landlord you don't have to accept benefits. One of the still unequal systems we have left in this country. LL rent to benefit tenants as it is easier to rent house out that way. Taking 6 weeks deposit does help avoid damage to property.
What is not fair is the private rental costs compared with social housing.
If LL could only charge the LHA rates then there would be less on bandwagon and far more affordable housing to buy.
Btw my LHA rate has not gone up in 7 years my flaming rent has:mad:

Very sorry to hear your parents have been stung in this way. Very regular inspections is the way forward.
LFAB the best advice to give someone is that if in social housing it is expected for the parent with custody of child to stay in home as the other could easily rent a room in house until on their feet. No so easy with child.
NEVER give up the right to live in your home until things are sorted and you have a new one. Big hugs
