We have tenants, and some have been a nightmare causing thousands of pounds worth of damage.

But, I also see what rogue landlords so. I once visited a house with huge holes in the floor... it was like that when they moved in, the landlord had carpeted over the holes! One call to environmental health and the house was condemned.

I agree that people should think carefully before moving from security of LA/HA tenancy to private tenancy.

We rarely inspect a property, as I do think that people have a right to live without being harassed (I would not want my bank to come and inspect my house!). We do ring every 2 months to check if there are minor repairs...if they keep saying no (every property needs repairs).... then I would be worried and arrange to visit.

I much prefer your approach to inspections, our current landlord is good as gold and though he lives next door we hardly ever see him. Our last landlord was on the doorstep every few days and it was horrible. We got so fed up of him telling us how much he spent on decorating the place that we started telling him the running total in rent we'd paid him. I could go on about that man, but we are free of him now :)

I don't understand though how tenants can cause so much damage - is it accidental or through spite?

Good morning all. It is wet here today but supposed to clear up by this afternoon.
Can anyone please remind me if there are any good comparisons for cold & flu medicines. I remember and Asda one used to compare well but not sure which one & if still works. Both OH and me both loaded. Thanks,.
    Thanks.

    Good morning all

We have a couple of houses that we rent out and a flat that i cant rent due to antisocial council tenants We have been very lucky Three tenants have just disappeared but with only minimal rent loss but never any damage. I am however very surprised  at what other folk's standards of cleanliness are.

We only carry out repairs similar to that with the council policy minor issues need to be dealt with by the tenant.

Most of my renewals come via friends of a tenant

    I am another Gemini.

Re summer cruise to Italy - there are a lot of ships doing circuits of Italy this summer.

Do you have the email updates from cruise.co.uk - they send emails every few days with the latest bargains.

For instance Oceana is doing Italy route all sumner - one route one week, next week the other - so in theory you can do either one week or 2 weeks and the prices include flights

Worth having a look at their website anyway for ideas.

I booked through cruise.co.uk last time as it was a last minute one - usually I go though the actual cruise line. This is the first time I've used a TA but it's worked very well - every time I have a query I email her and she gets back to me very quickly.
If anyone needs her name and email just say

Thank you for the info. What a busy looking website! Lots of ideas. Oceana does look a good prospect. DS2 will be with us and worried that he will be bored. Then DD found out our plans and expected to be invited.......at 22 I thought she would want to go with her friends not the old dears!!!!!!

So im now disheartened so 1p chocs and coffee for breakfast:T

Hope TS part went well, still waiting for the pics:)
