No bath

Would buying a house with no bath put you off? There is just a large shower in the house we are considering purchasing at the moment. You probably could rejig the bathroom and get a bath in there but that is money we don't have at the minute. Otherwise house ticks all the boxes.

We do have a toddler and wondered if we could just get away with bathing him in a toddler bath as neither of us tend to have baths anyway.

Would no bath really affect re-sale value?

    Deal-breaker for me too. Baths are wonderful!

    If it's not a big deal for you and there is space in the bathroom, though, you could always just keep it as is for the moment and then put one in when you can afford it?

    Wouldn't put me off in my current situation (just myself and partner - no children). When I have children I may change my mind!

    If it could comfortably fit, I wouldn't mind as you have the option later at a point that suits your finances.

    My current home had no upstairs bath, but I knew it would be possible and didn't bother about it when buying the property.

    Is there a reason for it? Elderly vendors? Trendy minimalism? Once a solid bath is in place, will it feel cramped compared to e.g clear shower doors?

    Re toddler bathing, I wouldn't want to be without a bathtub for that..as toddler grows, they will need room to splash about and play. Also not practical if you plan to have another.

    I personally won't use a bath, so not a deal breaker for me.., but I have two kids who love baths and hate showers so I'd never move into a house with only a shower.

    I did live temporarily in a place with a bath I couldn't use and I had to wash my then five year old in the sink. He just fit lol. But I probably wouldn't have moved in there if I had any choice at the time.

    But it also depends on how likely you are to find another house that ticks all the other boxes but also has a bath so only you can make this decision.

    Looking at pics of another same style house in the street, they have a shower over the bath so I think one would fit in. The question is could we manage for a few years with a small child who does love his bath time splashing
  • Personally, it wouldn't bother me at all, I prefer showers and rarely use a bath so a bath is just taking up space for me.

    I don't think not having a bath would massively affect the value when selling the house, but not have space for a bath could put off buyers. As you've said, you could get a bath in there if you wanted/needed to so that isn't an issue here.

    Think about the other houses you've looked at and what compromise you would have to make if you bought them. Is this as big a compromise or is this something you can live with to get the right house and fix the problem later?

    We have just moved into a house that doesn't have a bath. I previously would have said it was a deal breaker, but actually it wasn't. There were hardly any houses up for sale in the area we moved to so this was the only 3 bed in budget (and we viewed it the first weekend it was marketed). Everything about the size and location of the house was perfect for us, so we just said we will add the bath in at a later point. I am missing the bath (I love them) but I'm of the opinion that no house you move into is going to be perfect straight away.

    I tend to have showers not baths, and have no children, but I still wouldnt buy a house with no bath (unless I was going to remodel the bathroom anyway) as there are always occasions when only a bath will do.

    We only had shower rooms in our house before we put it on the market and I decided to put a bath in one of them, I figured that it was probably a family who would buy it and if there were young children then they would like a bath. When we were showing the house we did tell people that the bath was new and most of the viewers did say that they might have thought twice before buying without a bath in the house. We sold the house in three weeks which for the size it is was brilliant.
