I imagine some ornate cast iron fireplace not a (sorry in advance) "bog standard" fireplace that you could pick up anywhere. Are the walls in that room wallpapered or just painted, I couldn't make it out. If it were me I'd knock a bit off the asking price and make sure they make good before exchange. Unless you love it of course.

Just another thought, if they did remove it and make good, you could make another part of the room the focal point. I feel their layout with the fireplace where it is and the TV in the bay detracts from that lovely window.

This! If the fireplace went, the TV could go along that wall, and a nice little table and chairs or something could go in the corner by the window, so that you could really enjoy the light.

    Thats the one!

Ha, no we are not interested in the fireplace and would be happy they took it but dont want to be left with any mess/gaps in the wall at back/gap in the floor etc. We dont want the hassle of having to decorate/floor etc and as it stands we can walk in and be comfortable with the current decor, which was what our offer was based on.

Ah, that's OK - because if they remove any fixtures or fittings, they HAVE to make good.

But is it one of those things where to claim compensation is more effort than what you would actually receive??

Try and negotiate some money off the asking price, buy some nice wine/champagne and be very glad you didn't have to pay them to take it away!

    Thanks Ellie! :)

Is that seriously what they're getting their knickers in a twist about? I mean, don't get me wrong, it's a perfectly nice fireplace if that's your style, but it would hardly be difficult for them to find another one like it if you pushed to keep it. Have you decided what you will do?

It looks like a lovely room, though, especially that corner window. Best of luck Ellie!

Gosh, yes, my thoughts exactly! Fireplaces like that are surely two-a-penny? I was also expecting some fantastic original feature. Otoh, the one you refer to Bossypants, sounds like a real *one-off* and I don't blame you at all ;)

Three houses ago we bought an amazing and quite large fireplace (on ebay) from an £8 million property in London (2007 prices) that was being gutted. It was an oak surround with panelling over and an Arts & Crafts copper hood with pomegranate design. The builders had dismantled it so rebuilding it was like putting a giant jigsaw together.

We utilised the surround at our next house but as I was so attached to the copper hood I refused to let DH fit it, instead saving it for the right house :o Had we fitted the whole thing though, I would have had no qualms about taking it with us when we sold - *but* I would have done so before marketing the house, as you intend to do, Bossy!

Finally we have the house we want to stay in - and that is the right period and style to do it justice - so we will be fitting it here, building a surround in reclaimed timber to replicate the original.....which I deeply regret leaving as our buyers wasted no time in ripping it out.....
