I suspect that's a typo (or an omitted word, ie 'do not request we not start marketing your property immediately') because the purpose of the charge is to recoup some of the expense incurred in drawing up particulars, producing floor plans, photos, ads on rightmove etc). Why would you pay them only if they've done nothing and you pull out, rather than pay them for the fact that they have done something?0 -

The only way I can make sense of it as written would be if the EA had taken photos, etc, but not had a chance to market it.0 -
You can of course allow them to proceed with marketing the property anyway-you are not obliged to accept any offers that might be made as a result, whether at the asking price or not. No sale, no fee.
Might be bit of a drag having to accept viewings for the next 6 months though...No free lunch, and no free laptop

Just pull out even if you do have to pay the £150.00.. it's a small price to pay considering the alternative of proceeding with a sale process you're not happy to enter into.
Assuming it's not for personal reasons can I ask why you've decided now is not the right time to sell? judging by the chronic lack of properties coming on to the market right now you're obviously not alone in thinking that now isn't a good time.0 -

But read the contract first to make sure it really is 'no sale, no fee'.
For example, if it has a 'ready, willing and able buyer' clause, and you then turn down a full asking price offer - you could end up owing the full EA fee.
In my opinion, good EAs don't have 'ready, willing and able' clauses - but then good EAs don't charge a £150 cancellation fee either.0 -
I have done something very stupid so please don't go on at me.
I signed up to put my house on the market last week............. Having done a tremendous amount of soul searching, I now feel it is NOT the right time to sell. (YES, I know I should have thought about all this before)
What could the consequences be with the estate agent? It does say on the contract that I can withdraw within 14 days. BUT The photo's have been done, and I saw last night it was on Right Move!!
I feel really bad at wasting their time. Any advice pleaseeeeeeeeeeeeeeeeee
If it's not the right time then try telling them you want to delay the sale. In other words, stay on their books but not being actively marketed. You won't have to pay the fee hopefully.

i thought the 14 day cooling off period was for after a contract had been signed and therefore the contract is deemed not to have been agreed if you cancel and therefore no clauses in it can be enforced, because there is NO contract?
or am I missing something0 -

You can cancel the contract, but I believe you still have to pay for what has been done.0
