What a mistake.......... help!

I have done something very stupid so please don't go on at me.
I signed up to put my house on the market last week............. Having done a tremendous amount of soul searching, I now feel it is NOT the right time to sell. (YES, I know I should have thought about all this before)

What could the consequences be with the estate agent? It does say on the contract that I can withdraw within 14 days. BUT The photo's have been done, and I saw last night it was on Right Move!!

I feel really bad at wasting their time. Any advice pleaseeeeeeeeeeeeeeeeee

    Dont delay, whilst you have the 14 days to you then you need to act.

    Dont go into details, tell them a change of circumstances means that you need to postpone your plans indefinitely, and to that end you are withdrawing from the contract as per term X.

    Check the contract as to any charges you may incur. if there is nothing in the contract then the taking of a few photos and popping it on rightmove is not your concern.

    if you are within your 14 days then stop it now before it goes over, everyone is entitled to change their minds which is why there is a 14 day cooling off period x

    Just ring them up and tell them you've changed your mind and no longer wish to move. An agent with half a brain will understand, it won't be the first time it will have happened, and they'll want your business when you do decided the time is right.

    Make clear you're staying put and not going to one of their competitors!

    They work in sales - bluntly in any sales job people can and do waste your time.

    Ever gone into a travel agency -asked about a holiday - and not booked it, gone into a dress shop- tried on a dress and not bought it, rung up Sky or Virgin to ask about moving to them and not taken out the package ....... it's no different.

    The 14 day cooling off period exists - they know until that time has passed you aren't a certainty. Just write them a letter formally with drawing and deliver it by hand.

    And don't feel bad! These things happen. It would be worse if you had accepted an offer, let the buyer spend out money, then withdrew after that because you knew it wasn't right for you.
    By acting now you won't be hurting anyone and you will be able to sleep easily tonight once you give the notice to the EA.

    Oh crikey, I have just read through the contrct once more, and right at the bottom it says:

    If you do request that we begin marketing your property during the cancellation period and you do exercise your right to cancel, you will be required to pay us the sum of £150.000 plus VAT to cover costs. (They have not done the floor plan or the ECG... just the photo's.)

    Right at the bottom it says "Please sign below if you wish us to begin marketing immediately."

    I did not notice this when I signed!! He just said "sign here, and at the bottom" So it look like I will have to pay them £150.00.

    Oh dear, what a state I am in! Thank you all for your kind advice

    don't feel bad about it, sometimes it is signing on the dotted line that allows your soul searching to truly take place - it puts things into perspective. Just sort it out asap x

    With drawing? What do you expect them to draw? A picture of them not moving?

    I don't know if you've mis-typed that, but it reads to me (my bold) that you only have to pay if you don't request they begin marketting your property. You did request that so don't have to pay.
