    Thanks both.

    Totally agree about the windows (previous owner. Used to be bays upstairs too).

    The aga is a marmite thing I think.

    A friend mentioned the tiling too. Paint them? Re do the whole bathroom?

    Garden is a given sadly, unless I can buy back some of next door's (sold by a previous owner).

    The grey bit is a granite step, I will have to get some acid on it to show it off.

    Really interesting that no one has mentioned price.

    I had steeled myself for being told I was a deluded seller.

    I suspect there aren't many here who know how to price an equestrian facility in your neck of the woods.
  • i really like your home, it well maintained and tastefully refurbished.

    as a buyer i think there is three receptions in the listing but only 2 photos. the blue is a bit love it or hate it.

    i like a separate kitchen bit as food smells and i don't like large areas for cooking. it causes more walking back and forward.
    the photos don't reflect the organization. a photo of the larder would detail the level of storage, some people would want one greatly.

    any chance you could get the photographer to take the photos from a different position. they are so close to the bed its taking feet off your room. the photographer is taking half decent photos; but if you want serious speed. Redo the photos.

    personally i barely read the blurb, i just go on the photos and even have been known to dismiss properties purely cause the photos were not spacious or great. I have learned that there are some great places and just take a look. Its a massive asset, less than the best photos are impacting. it amazes me that estate agents are paid commission but do not try and sell a property through well positioned, well light, organized and logical flow of photos.

    i would prefer twice the photos of every detail as a buyer can really get a feel for your property.

    there is no photo of the garage. take a photo of the airing cupboard, as when i read this and saw it was beside the bathroom, i thought it would be a potential conversion to an ensuite.

    it depends on your taste and the demographic but dressing the table for dinner and maybe leaving some wine and 2 glasses on the outside garden table.

    A buyer will focus on photos, yours only show a bath, most people would also like a shower.

    The kitchen isn't a kitchen, its a dining room with a fitted sideboard and an aga. That will put a lot of people off as they will have to fit an actual kitchen.

    As the photos still aren't showing complete rooms why not have a walk through made?

    It seems I am not good at telling a good photo from a bad one, though the view photos are mine as his are so poor.

    I guess I thought with a big hi tech camera, his were bound to be better.

    Would you paint out the bright blue? (Previous owner again).

    I will deffo include some pics of pantry and garage.

    Gwylim whats a walk through, is it like a virtual tour?

    We have a downstairs shower room, to get a shower in the bathroom we would probably need to re do the bathroom (which Mum said to do in the first place, huh).

    The kitchen layout is something we are stuck with.

    I think the blue is fine - it's a big enough room to take it. If your were painting anything, I'd say paint the pink bedroom, it is so very pink, but that's definitely very much a personal taste thing!)
