    That is a bit of an odd layout.

    Converting bed 3 into a bathroom and a having a second reception (or one big reception) are possibilities. You also have 2 hallways, one with stairs, which seems a waste of space.

    Not saying do the work, but people might be put off and be knocking the price for conversion off in their minds.

    You might even be better taking off the floorplan to get people through the door.

    A floorplan is a rarity with EAs over here so it is not surprising that it is not accurate. The photos are odd...clearly the EA is crouching down in some and standing up in others. Again, pictures are not a strong point of any EA I have come across over here.

    There may be nothing wrong with your house or the price. The market is much slower over here and people do not tend to move as much, so there is a smaller pool of buyers. In addition, new builds are popping up everywhere and their prices are similar and often lower than older houses.

    In my area new builds are selling, the older middle-range houses are taking a good deal longer.

  • I noted on property pal who the estate agent is and I would say that's a big part of the problem. I've attempted to view at least 3 houses that they were selling and each time they were unaccommodating in trying to arrange a viewing. They did not return our phone calls and were generally very difficult to deal with. I've had numerous dealings with the estate agent across the road from them who are much more professional and who had our house sold in less then 5 days last September.

    I have to say, I've had experience with this agent (for viewings) and they are pretty awful. They rarely return calls, when they do they don't leave a message, brochures look like a 5 year old made them.


    There are other agents in Belfast. I'd move to someone else.

    It seems strange that EA's will scrimp at the photo stage. My agent gets professional photos taken, all are given to us for approval and then put online etc. The difference in pro photos and agent taken ones is like night and day.

    The house looks well presented, but the photos are not good. I think if you set the second bedroom up as a bedroom it might help - at the moment it is hard to gauge the size, and leaves you wondering whether it is too small to be a useful bedroom.

    I think it looks good, the front sticky out roof bit is very odd though. Maybe try a photo that crops it out :)
