Selling House- No Interest :(

Hi all,

Need a bit of advice pretty please, don't know if I'm over reacting!

We put our house up for sale with our Estate Agents, just shy of a month ago and there has been no interest so far. It is being viewed everyday on Propertypal and Propertynews and has been shortlisted twice, but none of that has resulted in any phone calls to our estate agents.

When I originally spoke to our EA he seemed confident that there would be interest in the property!

I know its only been a month, but I'm concerned about this lack of interest and worried about whether I picked the right EA now!

Am I over-reacting? This whole house selling business is stressful and depressing, I'm never doing this again! lol

A month and no interest is not a good sign.

    Post the Rightmove link?

It is usually price that is the problem...
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
  • I agree, post a link.

Even if the photos are terrible if the price is right you would have people showing interest.
    Thinking critically since 1996....
  • Propertypal and Propertynews ? Never heard of them. Is your house on rightmove / zoopla?

Price is often the issue, but also photos / floorplan / unclear details.

It sounds as if they are in Northern Ireland. Rightmove and Zoopla are not used here.

Well we had 3 EA valuations - 2 said offers around £95k and 1 (the one we went with) said offers over £90k. Based on those we decided to put it on for £92,500, we didn't think that was greedy??

Looks ok but on the floorplan the kitchen looks quite big - yet in photos lit looks tiny (tiny kitchen would put me off). Is the photo wrong or is the floorplan wrong (or am I missing something)?

I take it that downstairs bathrooms are pretty normal in your area?

First let me say I know nothing about the NI market. You have asked so,

It looks well presented but not to my taste. It is very small.

It has a down stairs bathroom, that's a big turn off for some people.

The garden looks tidy but you have changed it from a family, football playing garden to a stately home type garden.

It is an ex local authority house?

What have the neighbouring house sold for?

The Irish property market took a mighty crash. Has it recovered? Low or no viewings generally means it too much money. Check what others sell for not the asking price but the actual sale price. EA frequently overvalue to get you to sign up!!
  • Rollinghills, the kitchen is quite small - although I think it's a bad photo it does make it look a but smaller than it is!

Downstairs bathrooms are very normal in our area. And the backgarden was elevated and we flattened into different sections, it's the best we could do with it. Everything in the propety is less than 5 years old, kitchen, bathroom, back garden, front garden, veranda, plastering etc.
  • I don't know if the problem is the house/ price or the EA! They dont seem to be very proactive! Propertynews and propertypal are the big propety websites over here and they only put it on propertynews! It took them 2 weeks to put it on propertypal and that was only after I pushed them on it a few times! They put a tour up as well and 2 of the rooms weren't our house. When I phoned up to tell them this they took the whole tour down.

It's a really great rental area, so my ea had said housing associationsight be interested buyers. Yet it took them 3 weeks to contact housing associations and that was only after I phoned to ask them about it - they said they had just phoned them that morning!
