  • Rollinghills, the kitchen is quite small - although I think it's a bad photo it does make it look a but smaller than it is!

    Have a look at the floorplan and ask yourself whether it makes sense. The kitchen in the floorplan looks big - if it is small then now as a buyer I'd be confused about the layout downstairs

    I don't know if the problem is the house/ price or the EA! They dont seem to be very proactive! Propertynews and propertypal are the big propety websites over here and they only put it on propertynews! It took them 2 weeks to put it on propertypal and that was only after I pushed them on it a few times! They put a tour up as well and 2 of the rooms weren't our house. When I phoned up to tell them this they took the whole tour down.

    It's a really great rental area, so my ea had said housing associationsight be interested buyers. Yet it took them 3 weeks to contact housing associations and that was only after I phoned to ask them about it - they said they had just phoned them that morning!

    This may be the problem, owner occupiers would rather live in areas where there are mostly owner occupiers rather than being surrounded by rentals.

    There are 16 3+ bed semis within a mile of yours that are cheaper.

    That will be your main problem.

    My thoughts, in addition to the above, there is a lot of black, black and red in the living room doesn't feel very cosy, family room to me, more batchelor pad?, also laminate floors in every room, no carpet at all will put a lot of buyers off, you have a bedroom not shown as a bedroom but a store room with bookcases and guitars hung on the wall, all these would put me off

    Anybody any advice on what I said about the estate agent. Do u think they are doing enough, should I ask them to be doing more?

    You now have you house listed on the right property websites for your area, you say the house is being viewed but passed over.

    I think you need a full and frank discussion with your EAs about why they think this is. How long is the contract you have signed?

    When I am selling or buying I keep as favourites similar properties so I can see if they are selling, reducing or just static.

    We cannot know if nothing is selling in your area or if it's just your house, has anything local to you sold lately?

    Sadly your renovations do not always equal a greater asking price. My guess is that the EA will suggest a price reduction, especially if there are 16 houses similar to yours that are less money. Why would anyone choose yours?

    You have improved your property to your liking (not always every bodies liking) and you are at the ceiling price for a property of this type.

    Talk to the EA about what they think you should be doing, I think they will say bring the price down!

    I don't know what the area is like, or what houses in NI fetch, but imo it looks like a private let house. The decor is a bit blah with the plain magnolia/white walls, and the basic design, and the laminate floor etc. It doesn't look homely, it's quite basic (hence why I said it looks like a private let property,) and that is a tiny kitchen.

    It's OK, but not a lot draws me to it.

    Downstairs bathroom a bit offputting too.

    Positives: the bathroom looks nice, and the house looks neat and well kept and well looked after, and the garden is nice. (Quite private and easy to manage by the looks of it.)

    As many people say on here, if a house isn't selling; it's usually the price.

  • It terms of local a house, 100 yards away has sold for 160k - altho that was a bigger house! I do think I need a meeting with the estate agent! Thanks for your input!
