Goong through the buying process myself at the moment I can imagine how stressful it has been for you while waiting to see what happens.

My opinion is that they had no intention of taking it off the market. I think I said this before, but it is ridiculous that they haven't made it clear one way or another to you what the outcome of your offer would be.

I brought up asking whether the seller would remove from the market if they offered a good price and the OP said no right at the start, so they were aware this would be the case. My advice was to leave offering as it would just be a benchmark to any other interested parties.

If there was never any intention to cancel the open day, it doesn't really matter whether the offer was presented straightaway or not, as the seller would still be waiting to see whether any other offers came.

But I hope you get some good luck Claire

    Thanks, Hoploz.

My issue with this is that now I don't know if they even asked the vendor if they would take it off the market or not. This might just have come from the EA wanting to drive the price up. The vendor may well have agreed to take it off the market if they'd known first thing on Thursday that they had an asking price offer. Now the EA has engineered it so that by the time they got the offer it was too late to cancel anyway.

I'm so annoyed and I don't believe a word the EA says. They're still acting like they're trying to help us and have said that even if similar offers come in they'll recommend us first because of our good position, but I just don't trust them one bit and if we do end up getting a place through them we're going to have to be all over them.

This process is going to give me a drink problem.

Is the open day today? Are you going for another look?

It is, but we're not going. We're busy, which is why we asked to see it in the week. Also it would be torture so see so many people tramping around 'my' house!

A friend suggested sabotaging it by going round and persuading the neighbours to have a party or parking a burnt out car in the street :)

Go to the open day with OH, split up and one of you slip a note with contact details card into the bread bin. Yes, i'm serious!

Ninja tactics I know, but at the risk of sounding childish - they started it!

OK. so post a 'thank you' letter' - will cost you a stamp and EA cannot open her mail.

Yes, fingers cross for you Claire!
  • Thank you! I'm hoping that we will know something today, but telling myself that realistically it could be tomorrow, by the time any other offers come in (if any) and the vendors have a chance to talk about it between themselves.

Thanks everyone for your helpful advice, I'll keep you posted.
