Response from the EA - we understand your position, the process can be very frustrating, blah blah blah. Call us if you need to.
At this point, the options seem to be
1) sit and wait until Friday and be used as leverage for other offers, or
2) withdraw the offer entirely to demonstrate that we won't be messed around. It seems a bit of an empty statement unless we follow through with withdrawing0 -
You don't necessarily need to withdraw unconditionally. you can withdraw for now and state you will reconsider once the open day is complete as in the mean time you will continue your search elsewhere.

They !!!!!footed around the question on the phone, and said that they had, but they won't answer the question in writing, or some other questions that we emailed to them.
Not sure now whether to bypass the guy we've been dealing with and go to a manager to ask for answers in writing, or just go straight to the vendor. It feels like we can't win, and whatever we do, down the line we'll wish we'd done something else.0 -

Ia am not and never would be an EA but do have some contacts from buying and selling properties, I have always been told that people seldom walk away when they threaten they will and if they do they are probably not the buyer you want because they are not commited to the property so will walk away when there is another small problem.
I have had buyers threaten to walk if I didn't meet their deadline but none have! It is a case of Russian roulette, if you want the house enough you will sit tight, maintain a good relationship with an EA you probably despise and wait it out.
In a years time when you are in your new home this week will be a memory, not a great one but you will move on from it.
As you know the EA is not working for you, you do not pay their bill, sit tight and play their game while making it work for you.0 -

My guess is that they will present all the offers as a package on a day already decided by them and the vendors. This is quite common, it saves constant calls to vendors and presents all the information on all the prospective purchasers in one go. As a vendor this is the best solution to multiple offers, the EA can present each offer and their circumstances in writing for the vendor to consider.
I do think you are becoming frustrated and it won't help your cause, you will become noted as a difficult buyer when your offer is presented.

Sit tight and don't withdraw or make any over the top demands about lowering the offer by 1% every hour on the hour.0 -

Which is fine, but how about giving that date to the potential buyers? Why is it a secret when for obvious reasons the OP and other interested parties to be, will need to know if that date is feasible e.g mortgage expiry. It's silly !!!!!!s at best and discourteous too.
If my EA alienated viewers like this, I would sack them. I have no intention of using one this time though, so will only have to deal with that from same position as OP - as a buyer.0 -

I agree the EA should/could be more communicative but if they are holding a second viewing day it is clear it willbe after that date.

Well you're rather unlikely to have a mortgage offer before you've got an offer accepted so it's not a factor.
Consider as well that it's not the EA being awkward it's the vendor. Them asking to get all the offers in one go seems fairly reasonable (especially if they're busy and expecting lots, give it some time for them to build up and then choose one weekend), perhaps they've also asked the EA to not tell anyone this is the case which would be odd but not impossible.0
