I viewed a house at the weekend that is on the market for £315k, and made an offer of £289,500 this morning. This is the first offer we've ever made so obviously we've completely misjudged it, as the offer has been declined. According to the EA, there has been another offer of over £300k that has also been declined.
I never know what to believe, and I know to take what EAs say with a pinch of salt, but what would you do? We made the low offer with a view to ending up at around £300k anyway, so we're considering another offer. The EA wouldn't say exactly how much over 300 the other declined offer is, but did say it wasn't much. I'm considering maybe £301,500, which really would be as high as we can possibly go. I would love to hear what more experienced buyers would do here!0 -
I agree the EA should/could be more communicative but if they are holding a second viewing day it is clear it willbe after that date.
It is unlikely that the buyers will be affected by mortgage expiry as completion is a couple of moths away.
Unless they then decide to hold a third viewing day, for example!
As for mortgage expiry, how does EA know when the mortgage offer was produced? Viewers may already have tried to complete on other properties prior to this and have a deadline to factor in. The point I am making is that no-one/nothing should be taken for granted.0 -

Understandably.
This is the issue. Most of us were of the impression that the usual format would ensue:- open day Saturday, with offers submitted Monday and an acceptance to whomever was successful.
Instead we hear - silence, miscommunication, offer not necessarily put forward to vendor and a second open day on the cards.
I would post a note with my contact details on it before whatever (games are going on) plays out.0 -
Well, the wait is over!
We didn't get the house. It went £17.5k over asking price, to someone who has £100k deposit.
It's so ridiculous, how are we supposed to compete with that!
Honestly it's been so long since we made the offer that I'm already over it and we'd already planned to view some other places tomorrow.

Yeah, from the way it had gone so far I would have been very surprised if we'd got to exchange without a gazumping attempt.

Sorry you didn't get it. Interesting it went for similar to the other house you started off with. I guess this is the market value for the sort of house you're looking for. Trouble is, it's now silly season and prices tend to go up this time of year.0

We had to withdraw from the first house that we had our offer accepted for due to a total time waster of a vendor. We had not idea how we would ever find anything as good for the same money. Fast forward a couple of months and we have just had our offer accepted on a beautiful house, with everything pretty much as we want it, for only £3k more (the other was a total do-er upper from head to toe!). Obviously anything could still happen with this house but it just feels much more 'right' this time! Good luck in your search.0
