    We did think about the price but I think we will leave it as it is - actually though, I'm still toying with the idea of phoning the EA and instructing him to increase it by £5000.

    I just find the whole situation bizarre. Everything was going through, no problems. Why, after nearly 2 months, ask the EA to ask me if we had got a report/certificate when she/her solicitor knew we hadn't from the Law Society Property Forms (which I dearly wish I'd remembered about).

    I was misled or certainly not fully informed about what our options were by the EA and duly organised for an electrician to do the report. I informed the EA that I have the report and we are going to get the work done by that electrician (the one he recommended). He informs the buyer and then she starts having a hissy fit about wanting the report and getting her electrician in. She would have had the certificate by the end of the week!

    Something stinks. I wonder if she rents out her properties through the same agent so when she says "Jump" they say "How high?". I'm not dwelling on it anymore. She's mental.

    AND I had a go at the EA this morning about his involvement. I won't waffle on anymore.

    I wonder if her electrician and the one the EA recommended to me are one and the same? Stop it. Stop it.

    Oh my goodness sounds like a buyer we have for my mum-in-laws house!!!! Empty house, deceased estate. Brand new roof due to asbestos. Ex local authority. Electrics tested as previously let. Now stalling about electrics. It is what it is and that reflects the price. It is an old property with work to do. Perfectly serviceable, but needs updating and refurbishing.
    I told my sister-in-law to let them know that if it falls through then we will put it with an agent and let it again. Not going to be manipulated to drop the price.
    Sounds like a lucky escape DollyDee. Good luck with all the stress of it all. I'm sure it will come good, but the wait is so frustrating.

    Just let the buyer do an inspection. You've no idea what they have planned for the house and may just be working out how much it is going to cost to get what they need done.

    As others have said; if buyers want something inspected let them pay for it - otherwise you are paying to give them the ammo to beat you down on price later down the line. So a double whammy

    See post #28. The buyer has pulled out.

    We had had the inspection done by an electrician recommended by the EA and we were going to get the work done this week at no cost to the buyer, therefore, there would have been no need to start haggling over the price. We would have had the EICR Certificate by the end of this week.

    The buyer only started to get funny when the EA told her we were going to get the work done. Seems like there was no pleasing her.

  • You could put the price up AND get a new consumer unit and a full satisfactory EICR.

    You could then advertise the fat it has a satisfactory EICR on the sale

    If the buyer was prepared to walk away over a silly thing like this, she was looking for reasons to walk away., and would have done anyway regardless of what you did. You did nothing to influence this. She was going to walk anyway.

    I think that you could make a positive out of this. Take a deep breath, move one step away in your mind as this has been unpleasant and increased the emotions you are already feeling because of the situation.

    As has been suggested, consider getting the work done, and put the price up by £5k as you are selling an even better house than the one that received the original offers. Get another quote from another electrician (one recommended by EA probably paid a commission to EA so wouldn't be cheapest).Or don't do the work at all.., its completely up to you. Its yours and your sister's house. You are in control.

    Some people prefer empty houses, some don't so don't worry too much about how it looks now. A lot more depends on how quickly houses move in the area. From the sounds of it, you'll have no problems selling.

    Sis & I have already decided to get the work done to save any potential hassle in the future. We may use the same company as the price seems fair. It was £120+VAT for the inspection/report and he was there 3 hours. The work is £406+VAT and includes more than a new consumer unit and bathroom light fitting. There's a few things with earth wires. I didn't post about us deciding to get the work done earlier in case some posters shot me down in flames for doing unnecessary stuff.

    With regards to the price, it was marketed at offers over £110,000 and obviously it has remained on their website and Rightmove at that price but STC. The EA has already removed the STC from the websites and taken the "SOLD" off the board. They haven't put "unexpectedly back on the market" or anything.

    The buyer offered £105,000 but someone else offered £110,000 so she matched it saying to the EA "I'm not getting into a bidding war". We only accepted her offer as she was a cash buyer and it was supposed to be quick.

    It does seem like she was looking for an excuse but at the end of the day (groan), she didn't need one did she? She could have just pulled out - end of. No need for this fiasco.

    We are not pleased that she phoned the EA instead of going through the solicitors and I've told the EA that he should not have got involved. I just cannot figure out her motives.
