Dolly dee, I really feel for you. You are doing a tough job which is stressful enough even when it is under happy conditions, but when you're doing it for this reason it's horrible. And having to liaise with your sister who is not nearby must be adding to it as well.
Try not to take people's comments to heart, it's a bit of a mess but nobody's fault. Everyone has a tale to tell, and I think virtually every vendor ends up annoyed with their buyer, and virtually every buyer ends up annoyed with their seller - its just the way it is! The EA has poked his nose in, but actually in some instances things can get sorted out quicker by the EA acting as middleman on the phone, rather than slow solicitors taking a week to send a letter asking a question and waiting a week to get a response from the other end.
I wish you well, and with the speed you managed to sell first time, if it does end up going wrong at least you know you will be able to sell quickly again. Good luck, I hope it goes smoothly from now on.0 -

Most of this comes from speaking to the Estate agents/solicitors and everybody and anybody EXCEPT the buyer.
As a BTL landlord you should make sure the electrics are up to standard.
When we bought a 1930,s house the electrics were OK but for our needs ( renting to students) we ripped out the whole lot from the Brand New Fuse box ( RCB) and put 4 double sockets in every bedroom, 11 double sockets in the kitchen/lounge, outside lighting, alarm system and mains wired smoke alarms.
She may want to rewire the whole house.
Allow the buyer to use her electrician to inspect the house.
BUYER BEWARE and all that.
Do not reduce the price one penny and ask for quick completion or it goes back on the market0 -
We have never met the buyer. The EA did the viewings. Under the circumstances we didn't want to be there.
Also, on the Law Society Property Information Form, page 13 of 16, Section 12: Services, Electricity, 12.1 "Has the whole or any part of the property been tested by a qualified and registered electrician" - We ticked "NO". 12.2 " Has the property been rewired or had any electrical installation work carried out since 1st January 2005" - we ticked "NO" and wrote on the form that it had been rewired approx 1980.
So she/her solicitor already knew that an EICR did not exist.
Of course, I only remembered this yesterday afternoon as the forms were returned to our Solicitor 16th January 2015.
Just for info, the quote for the remedial work is £406 + VAT.0 -
When the buyer starts renegotiating the price (which they will once the solicitors pass over your report), haggle hard.
In fact, I'd be tempted to simply say the price won't change and then tell your agent to put the property back on the market. Chances are the buyer will back down, and if not, find an easier buyer.
But if you choose to negotiate, do NOT drop by the full amount your sparkie quoted. Offer 50%, less the cost of the report which the buyer should have paid in the first place!0 -
Well the EA phoned earlier, the buyer's pulled out.
Our solicitor emailed the report and quote to her solicitor late yesterday afternoon suggesting we split the cost of the work 50/50 and asked for an early completion date.
Her solicitor informed her this morning I believe and she rang the EA and said it wasn't acceptable and she was pulling out.
So it will be back on the market.
I think the buyer is a control freak who wasn't getting her own way and she's thrown her biscuits out of the pram.
Perhaps she was just looking for an excuse?
Probably all down to trying to get a price reduction or getting her sparkie to do the work and invoice us for unnecessary stuff at inflated prices. Who knows?
It's almost a relief.0 -

More fool your buyer. Perhaps you're right and they were just looking for an excuse, or whatever. Nobody decides not to buy a house over 200 quid!
