It would not cross my mind to look for a house on gumtree, nor to sell it on gumtree!
Is your house on rightmove? If not why not use one of those online agents, their fees are very sensible, you will still do viewings but they will handle the appointments, negotiations and advertise your house where it should be.0 -

In the end OP, it is up to you. You can maybe advertise and tell prospective buyers that you don't have time for wasters, so only come to visit if you are in a position to make an offer for the full asking price that one day and expect a mortgage within two weeks or even better, that you only have time for cash buyers.
Don't be surprised if you are then back here asking why your house is not selling in 6 months time.
Selling a house is like getting a new job. You might find yourself putting efforts in applying for jobs you think you have no choice to get, but then that might turn out to be your next job.0 -

Yes, I know you have to put up with this but I guess I am just at a rather low ebb after a couple of months of dealing with family illnesses and a bereavment so my tolerance level is quite low.
I know it is something I have to grin and put up with to get the end result.0 -
Consider having an open day with timed slots half an hour apart.

Probably could have shown the house to a more than one "timewaster" in the time OP's spent on this thread etc...
It seems usually wise to me to let people view: An apparent " timewaster" may end up making an offer... but if you want to restrict your market, please go ahead,, better for everyone else selling property (the wife is..)

You say you are dealing with viewings yourself. That's what happens when you cut out the middle man. You could always ask your agent agent to deal with the great unwashed public
You are selling an item that costs tens, if not hundreds of thousands of pounds. It is not realistic to expect only those who are 100% committed and proceed-able to want to see it. People like to get a feel for such a big purchase, and want to be able to back away if your sale item is not exactly what they were looking for.Been away for a while.0
