Good luck c.redfern- hope you do manage to exchange today!

That's brilliant news Vok - what a massive relief! It's always good when things happen sooner than you expect.

We'd been quite happy waiting to hear from our broker until now, but the long weekend and the fact we could end up quite literally homeless due to our landlord selling up (nothing else to rent for miles) has me terrified! They really put the pressure on by starting marketing the place on Thursday so we needed to be sure (gazumping aside) that we were going to be okay. The stakes this time buying were very high. The previous two times I've bought a house I've always still had the rental property to fall back on but this time there's nothing and also there's now our four children to consider too, so crashing on sofas etc is out the question. Hopefully our broker won't know if we don't tell him.. but it did make the remainder of our weekend a lot more pleasant!

I am never, ever, ever renting again unless there is no choice at all! Living at somebody else's whim is not good for your sanity ;-)

Still haven't heard from our broker funnily enough actually. Extra glad I rang now!

I don't know how I have managed either to be honest. I was expecting the stress to of gone once we had the mortgage approved by NatWest but I think I feel.more stressed now waiting to know if we have definitely exchanged or not as can't plan anything for friday until I know.

    Hurray, congratulations!! :D:D

I cannot wait for that stage - I wish ours could go faster but we're having to delay by a week as the surveyor is on holiday! Our vendor is getting anxious so hopefully that means she's not likely to pull out!!

Gosh, this is too stressful; or maybe its just me. Lol.

So I got the good news today that my application has been approved subject to valuation. But when I think one stress is over, the next beings. My MA suggested I get an independent surveyor for a homebuyer survey so that two different eyes are looking at the property. I called around to try and book the HBS but the earliest I can get is Monday and I don't get the report until 4 working days after. So my worry now is that Natwest valuation and result might be done before my HBS report comes out; and what if something negative is picked up?

Please could anyone let me know know how long after the valuation did you hear back from Natwest?

I know I stress too much, I don't know why I do this to myself. Lol
  • It's so exciting/nerve wracking... I rang natwest today as I received a letter from the valuation company last week but all of the names that natwest provided were incorrect but the valuation was instructed on our property so complicated.... Anyway they sorted it all out and informed me that the valuation was completed last week and they are just awaiting for the surveyor to type up the report which they were in the process of doing as th lady from natwest spoke to them. I was so surprised that it had been instructed so quickly, they have also done my homebuyers report which I should be receiving by the end of the week. Natwest advised that I should hear back about the valuation tomorrow.... so fingers crossed.

VOK I was going to have an independent homebuyers done by the solicitors which I instructed. The surveyor who rang me seemed really nice and told me to have my Survey done by the mortgage company as they usually use the same firm and it can work out cheaper. It turned out that they were correct as the solicitor used Connells just as Natwest so it worked out being 150 pounds cheaper doing it via Natwest.

Since I rang natwest directly on Thursday and was told that it's with the "offers team", I haven't heard anything today from anyone... was expecting to hear from the broker to confirm it or at least receive the survey. Nope, nothing. Btw, why would brokers be so against calling the bank directly? I have the mortgage reference number and all I was literally asking, what's the progress? Wasn't pushing, submitting new info or anything like this. Surely, just to look up at the screen to find out the status shouldn't be a problem in a call centre.
Also, I wonder if there ever was a situation on the forum here when the broker and the applicant were posting at the same time about the same case? :)

Vok my home buyers survey was done by the same person that valued my house from NatWest. I used a mortgage broker and he said there was no point sourcing them separately. NatWest use connells and he was very thorough on the home buyers report. After the report we had a builder look at what he had said as he made some points sound really bad but they actually weren't he was just putting worse case to cover himself really. Our survey could of put us of buying really until we had it simplified by a builder and all the us buts and maybes ruled out

Our valuation was carried out on the Monday. NatWest heard the next day and I heard of them with the home buyers report on the Friday. They did say it could take 10 days but I emailed them on the Monday to let them know we needed it ASAP and rang them in the week as well so they made a note of it on our file

Woohoo! Just received my mortgage offer in the post :) an hour later the broker called saying we've got the offer, I was like I know I got it in my hands :) so that's pretty much exactly 1 month since offer on the house being accepted.
In terms of the survey, omg, the report is still not done, been carried out on the 24th of March and natwest instructed Tyser Greenwood surveyors. It's been 2 weeks since the survey, albeit only 9 working days but still ages...
Feeling a bit weird now, like it's all happening :D afraid to give a notice to landlord yet though for moving out, what if something will still go wrong, don't want to face the situation where we've got nowhere to live
