Buying New Build - Parking Space Query

Hi All,

Looking for some advice on the following situation ….

I'm buying a new build 2 bed coach house, with a drive through underneath it.
The drive through goes to a closed off car park area where there are 7 spaces.
My house and all of the neighbouring houses haven't been built yet/in process of being built.
According to the plans, 3 of my neighbours, also in 2 beds, have 2 spaces allocated to them each. One of them has a garage as well.
The 7th space is marked as 'U' for unallocated, and we've been informed by the developer this is for visitors.

The only space we have for our (2) cars is one single garage.
Where do I go with this, I want to appeal it as I don’t think it's fair that everyone around me gets 2 spaces and I get none (other than my garage).


We've spoken with our solicitor and they've said that because the roads and parking are private, the only people we can speak to are the developer - this rules out the council.
The developer is saying that they can't change the plans as this means going back to the council to get new plans signed off.

I realise that if I didn't like it I shouldn't have bought it but everything else is perfect. Being a first time buyer, the excitement and stress of sorting everything out put this issue on the backburner till now but I'd like to get it resolved if possible.

Any help would be most appreciated! :beer:

    its up to the developer, parking spaces are valuable, would you pay £5k for one?

    Do not buy if parking spaces are important to you.
    You will also have problems when you come to sell.
    Could you get a motorbike to park in the garage along with a smaller car ?

    Check the documents you already have. If it says one parking space then you have two options
    A) Accept one parking space and live with it
    B) Walk away from the deal and lose any deposit.

    £5k is a lot of money but it doesn't make sense why everyone has two spaces and we have none. Especially as our house overlooks the carpark. There is a neighbour who is two doors down who has spaces.

    What I thought was an interesting point is all the rules and terms we have to abide by on the development, which is to keep it looking tidy really, but with no yellow lines on the roads, we will end up just leaving our cars on the side of the road out the front of the house. Random visitors wouldn't even know the parking space was there unless someone told them as the parking area is all closed in.

    Well it's quite probable that the other owners paid more for their properties because they knew parking spaces for two cars were included.

    The optimal time for negotiating with the builder has clearly passed, so if having two allocated parking spaces is important to yourselves you may need to look for another property.

    You seem to be obsessing over the word 'space'. You will have a perfectly good parking 'space' which will not only be far more secure than your neighbours but will presumably reduce your car insurance cost.

    Just think, in the winter when it snows, you will be the one laughing at everyone else having to scrape the snow off their cars whereas you will be able to just drive straight out and away :j

    This is true but one of the neighbours has a garage ontop of the two spaces. All houses are 2 bed, although are a different shape (detached/semi's/coachhouse).

    My concern is that with 2 cars, one of us might end up having to park in a visitor space round the corner - this will of course increase our insurance (if it's declared of course) and the risk to our cars.

    A bit more information on this query, we haven't exchanged contracts yet. We've paid for our local searches and for a small number of options in the house and a reservation fee - not much money in the grand scheme of things.

    Houses in the area are extremely difficult to get, especially for first time buyers. It's in the Hart District which has recently been voted the best place to live in the UK! Buy to let investors are strife!

    Check the internal size of the garage - a lot of new ones are built so small you can only get small cars in and even then you can't open the doors.

    I suppose that is one nice thing, the showhome has a garage the same as ours will be and it's actually pretty roomy. More long than wide but big enough to get your car in and get out. But I know what you mean though
