Personally I would have walked. You've got a broken relationship even if you've got your floorplan.

You never answered- when are you tied in till?

I looked at the paperwork and there's nothing alluding to it. They said 28 days notice to quit.

6months with no viewings, poor photos, no floorplan, a business relationship that's going south and you are continuing with this EA because...?

Otoh, now they've got you, they may never let you go! Please read your contract very carefully.

I cannot believe that any EA contract is anything like as long as 6 months. Around here the longest is 12 weeks, but it's very easy to negotiate 4 weeks plus 2 weeks' notice.

Even if they do floor plans, this may not be the problem.

Are there other EAs in your area? Are you in a remote village somewhere? If at all possible, in your shoes I would find another EA. With 28 days' notice, you can begin marketing your property with a new EA just after Easter, a good time to sell.

Also think very carefully about the price. It is unlikely that the only issue is lack of floor plan.

Thanks. Fair point and some thinking is required. This is the first time I have ever tried to sell and I guess I am learning the hard way.

Not sure why you are saying they've got me? I could give 28 days notice I would be gone surely? Again pardon my ignorance if this is not the case!

    Hello All.

In brief - had house up for sale for over six months with no viewings. Have recently requested some professional photos to be taken and a floor plan to be provided. While they are happy to provide a photographer at a cost they say they can't provide a floor plan. I have asked for an explanation but so far I am just getting the same answer that they don't provide that service.

Any advice would be much appreciated. Feeling a little bit miffed to say the least!

    Thanks.

I just mean they are not very good at their job, so would want to retain any custom they could get - even if its just to have a board up or a property in the window.

Of course you can give whatever notice is in your contract whenever your tie in ends- and the consensus is that you should exercise it.

I dont see the logic in staying with them.

    what's the point?

Hi, a clause in the contract may be that if you sell to anyone EA1 introduced, then they may charge you a fee. But, if you have had no viewings, then this will not be the case.

Read carefully through the contact, give notice as instructed, and you should be fine.

    Good luck.
I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:

MadelinesMum - Thanks. Yeah, chance would be a fine thing! No viewers so no such issue!

I think the consensus is to leave and to be honest that's where my heart is leaning. I do have a partner to speak to though!
  • Sorry - I do have one more question...

Can I take the home report that was done at the time and use it with a future EA or will I have to pay for that all over again?
