Renting a House - Boiler Query
Comments
-
The boiler was always situated where it is and was so when I bought the house, all I did was have a plumber install the boiler and a registered boiler person commission it.Who [STRIKE]installed[/STRIKE]commissioned the boiler? Was it an OFTEC registered engineer/company? (though unlike gas, there is no obligation to use an OFTEC engineer).
Was the installation signed off by Building Control? Did the OFTEC installaller sign it off on behalf of Building Control?
The fact that "The boiler was always situated where it is" is irrelevant - Building Regs change over time, so while it may have been an acceptable location when first installed, it may not be acceptable when you had the boiler replaced.0 -
A boiler is safe in nearly every location as long as it's ventilated and the fumes are exhausted properly !0

Sorry - but you have avoided the questions, which are very relevant. However in light of your response I will aend the questions:
The fact that "The boiler was always situated where it is" is irrelevant - Building Regs change over time, so while it may have been an acceptable location when first installed, it may not be acceptable when you had the boiler replaced.
The boiler was commissioned by a boiler services company.0 -

OFTEC registered?
If you don't know, check here.
If not OFTEC, did you get certification by Building Control?0 -
Did you get Building Control approval when you installed the boiler? That could be what the HE have a problem with. If you're not sure you can call your local Building Control office and discuss it with them. They can tell you if there was an application made.0

No, he's not OTEC registered and no certificate was sought from building control.0 -
You can get a regularisation certificate from Building Control. Call your local council and ask for an application form.0

As a landlord you should have an annual gas safety check at the property. Surely this would highlight any safety issues.
