Ya the kitchen is gone to bottom of the list currently with the electrics being done and plasters in now i know what shape i want and where stuff is going but will sort that next week i guess now.
I will indeed look at Ikea ones some look great to me did you have them to fit it or someone else ?
So i just met the guys who doing the boiler for me £2800 is best he can do but i did manage to get 2 new rads chucked in the deal 1 towel rail in bathroom and 1 in the airing cupboard so better than nothing also have to sort a new gas line for the cooker.
everything is more or less sorted now.
Im trying not to spend to much and leave some of the 8k for kitchen floor paint ect but the
electrics are £1800 plastering is going to be max £1500 and boiler is £2800 lot more than i thought initially so total for these 3 will be around £6000 at max

Building work is so expensive isn't it! And always double what you'll think it will be. You learn a lot though and at least you have a healthy budget for the renovations rather than borrowing it.
Re kitchen my OH fitted it and I helped a bit (although I probably wasn't very helpful). They're not too difficult depending on your kitchen. The first house we had it was harder because we were putting it into a victorian house with wonky walls but this time round in our new place we put it into a brand new extension with lovely even walls - much easier!!

Ya its expensive even when iv got good rates just depends how far you are willing to go im sure it will be sorted for the next 10-15 years so i can concentrate on overpaying then :]
It will all add value as well im hoping the house will be worth around 105k once finished maby 110 which at 110k would give me a LTV of 60% :] not to bad considering i only just bought it really but well see :] its a house for 25-30years for me maby longer

Ya with a veriered income i think an emergency pot is important for me to feel comfortable i like to have over 12 months fixed bills saved i can always get food from mum and dad lol
Its all a balance when your self employed paying the tax man bills saving overpaying living ect
Ya i love saving even when i aint got much i enjoy chucking change into a pot i normally only count it once a year begin of dec to buy some x-mas stuff normally over £200 tho a year

So today is a work day 10 hours
Iv decided to get a loft ladder fitted so i will have a look for a nice one of them a mate is fitting it for free before we plaster the celing so happy days :] may see if the electrisan can fit a light up there when he comes back then
Still waiting for my bond money to hit my bank if its not there tomorrow i will have to ring them grrr

So iv done it Made my first over payment woooooooooooooooooo
All i can say is what a hassle it is i wish i had a bank account like some to just do it myself After 25mins on the phone and i have to send proof off to them to show that the funds are legit.
Anyway
When i rang them the balance was £67521
I made a over payment of £2300 bring it to roughly £65221 ill await my confirmation letter of the final balance tho it may very a as a payment comes out next week.
Making a payment of £2300 saved me around 8k in interest and knocked off 1 year 11 months from the term after the fees
Im still on the come down from the phone call what a hassle it was lol
So i should now ow £65221 and have just over 23years left :]

A great payment, and even if it took you an hour - well, it's not a bad hourly rate you've saved :T.A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort
