  • The open house didn't exactly go off with a bang (more like a fizzle) Apparently 4 were booked in (we had expected a lot more but were assured that they were all serious buyers in strong positions)


    One didn't turn up, two were females with children in tow and absent partners so they have asked to book second viewings and the final one came alone so also wants a second viewing.


    I asked the EA for feedback and he advised that they all loved the house and didn't have anything negative to say! The EA has told me to just be patient and he will discuss with me the next step Monday.....


    Im so stressed with it all and a bit frustrated as the way that the open day had been marketed was that it would enable us to have all our viewings in the one day however now looks like we will be taking the conventional route of having viewings as and when.... Which is not going to be easy with 3 kids a dog and a cat.....
  • Requesting second viewings is a good sign. Hopefully you'll at least get two offers and you might get more than your asking price.
    I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:

    That's really disappointing. How could 4 appointments in any way constitute a 'fully booked' open day? (Not that I agree with the fact that an open day can be fully booked anyway).

    Is the agent doing the viewings? It sounds like they have done it this way for their convenience rather than yours.
  • The agent is doing the viewings...They were supposed to start from 11am but the first didn't show, we were sat at our neighbours opposite for a bit and the second showed at about 20 past 11....


    We will just see what happens next week...Fingers crossed


    I am so exhausted though at the moment and am feeling a bit run down, I think that it has all just stressed me out a bit.

    I'm coming to the conclusion (though I already knew this) that I live in a particularly expensive area with 4 bed semis on the market for between 350 and 550K.
  • I actually love the area that I live in and with age have learnt to appreciate it.... I have been a Kent girl all my life and lived in the surrounding areas of Maidstone for the majority of it(with the exception of time spent in the Navy)


    My Husband and I were lucky to buy our first property (the one we are now selling) only months after my 18th Birthday for around £77,000...Although it was in a complete state it has served us well!!


    My office is located in Bromley and I am often in central London for meetings. I love the fact that the station is a 5 minute walk from my house and I am in London within an hour.


    I have definitely learnt to appreciate how fortunate I am as a lot of my colleagues who are the same age as me (or older) are yet to get onto the property ladder or are living in tiny flats and paying ridiculously high mortgages, whereas I have the best of both worlds!!!!


    The difference in house prices across the county is crazy!!!

    Hi Littlelost. I'm sorry it didn't go as well as you hoped. But hopefully you will get some offers from the three who are coming back for a second look. You will learn to take viewings a bit more in your stride. I would make sure the dog is out of the way as some people are scared of dogs, but it may not be practical to get all the kids out too. Mind you, you are in control of when viewings happen especially if you are happy to show people around. Sometimes I just put the kids in the car and cleared off to the park for half an hour. My neighbours were letting the EA do all the viewings, and they spent a lot of time out of the house with a lot of the viewers not even showing up.

    I feel your pain. We have a 1 & 3 year old and just recently marketed. To get just to a declutter to take pics was so painful. Can't even imagine what our open house next weekend is going to be like!

    I think you have done well. Second viewing were going to most likely happen anyway when it comes to a family home. Open houses are there really just for the estate agent to get details of interested parties. The big difference between an open house and an off the cuff viewing is that usually most of the interest for an open house comes at the beginning of the invitation and gives the viewer time. They then do their research and think about it. So when they view, this is more of a foundation for the viewer to have genuine interest. So you have done really well to get second viewing. While they may have come alone, they would have had to wait to view so they have spoken about it at home.

    You have a very nice house, and quite reasonably priced for Kent. I am sure it will not be around for long.


    However, couple of things.... I really despise ads that say 'offers over'. If I am going to buy something I like to know the price!!


    If you want £175k then say so...if you want £185k then say so...


    Just my opinion, but having no idea what you really want for it may put people off viewing if there budget is only £175k.


    The only other thing I would possibly suggest if the property does hang around (and I don't think it will as we are coming up to the busiest time of year), would be to consider knocking bedrooms 2 and 3 into one master bedroom with an ensuite as bed 3 is above the bathroom, so access to pipework should manageable.


    We are in a chalet bungalow with bed 3 and the bathroom upstairs. However, we do have a cloakroom downstairs for the other two bedrooms to use so they do not have to trek upstairs in the night for a pee!
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D
  • Your house is very nice, I like your decor and definitely no clutter. Are you sure you didn't pile all your junk into the car and cover it in the wrap? Lol

    I went to an open viewing. It was advertised as between 2 - 4pm on a Tuesday. I arrived bang on 2 pm and there were about 10 cars waiting on the estate agent turning up. Everyone piled in at once, the EA did a group tour explaining the features, then gave everyone time to poke around on their own and waited downstairs for questions. A handful of other people were arriving about 3pm when I was leaving. I wouldn't class appointments as an open viewing, yours seemed to be more a block booking to get as many in as possible on the one day, but only 4 appointments?

    Hope one of them comes back with some positive news for you. Fingers crossed.
