    Are open days usually 'strictly by appointment only' as the agents have put in this case?

    I'd always assumed that an open day was that, open for anyone interested to look round your property? Otherwise if its by appointment in advance then what is the benefit from a potential buyers point of view? I'd rather just make an appointment when I'd be the only person looking round, not possibly have other people there in the way.

  • I will try and get some pots for the front and also get my husband to move the car...On the day of the photos he was supposed to move it but the battery was flat and we couldn't find jump leads :-(


    There is a house that we have seen that we really want to get so I am hoping it is still around when we get an offer.... We have been looking for a project property as my husband is a stay at home dad and kids are all at school now. These types of homes don't seem to come up a lot however we have found the ideal one.


    I will let you know how it goes next week........ but in the meantime I must stop searching righmove and zoopla....

    It varies. I've been to some which were really just a bunch of separate appointments scheduled to run back-to-back, some that were 2 or 3 appointments running simultaneously with the agent flitting around between the groups, and others that were essentially a free-for-all. The first one is far preferable as you don't have to fight your way through loads of potential buyers and have the agent's undivided attention.

  • I really don't know why it is called an open day as people have to book appointments..... I just thought having all viewings on one day would help with the kids plus the EA advised that if you have a number of viewings that day then you normally get offers sooner if buyers are interested as they do not want to miss out to another potential buyer....(Im not sure though if that is truly the case)

    I think if you get two or three viewers who are at the property at the same time who are obviously interested, you will get higher offers as they can see the other competition.
    As for the bathroom downstairs, if that is common for your area,then people will be used to it, so it should be fine for most people. My friend had a downstairs bathroom. She has moved now to one with an upstairs bathroom and cloakroom downstairs and she says that everyone automatically still uses the downstairs loo even after a year and a half!

    As for the bedrooms, if that is common for your area, and buyers are likely to be locals,then again, it won't be as much of a problem if it is priced accordingly. However, if there were two in similar condition, at anywhere near a similar price, then I would be going for the ones with separate bedrooms. I think you will have the advantage over three beds. Good luck with it. I hope the open day goes great.
    I think if it is priced right, you will have no problem getting offers. Everything looks as if it is done very well, good quality.

    Was going to mention the car under the cover.... Maybe take the cover off, give it a quick wash if need be... Is it a mk1 jag? Just a guess...

    I'd also want to convert one of the bedrooms into an upstairs bathroom - in fact we did that at our last house although there was already a bathroom up there, it was just too small so it became a shower room while the middle bedroom (bed 5) became a spacious bathroom (we did have a further two bedrooms on the upper floor though).

    Regarding the question of one bedroom leading off another, we also had this on the second floor of our last house, albeit with a linking study space between the two, but you still had to walk through bedroom four to get to bedroom three. Our buyers intended to use these two bedroom for a teenage boy (15) and girl (13) and had no qualms about the layout, even though there was no way of reconfiguring.....we got full asking price and had two slightly lower offers all within five weeks (in a slow-moving market) ;)

    Edited to add - OP, whilst your house is not my style, it is very well presented and imho should attract a fair bit of interest - although I'm not familiar with the area - GL with getting a sale!

  • Thanks everyone..... It is our first home and we have had a lot of happy memories here including a birth on the kitchen floor (I will not be adding that in the marketing material lol) so in a way I will be sad to see it go but at the same time am so excited with the prospect of making a new home!!


    Atomix - I wish it was a JAG!! Its only my old KA sport...(its not even that old really 04 plate with 30k miles, nothing wrong with it we just inherited a new car from my fathers grandfather)


    The EA has just text me to say the open day is fully booked!!! I have asked him how many that means as his idea of fully booked could be 3 viewing so we will see.
