Open day!! how many viewings...

Our home has literally just gone on the market and we are having an open day on Saturday. We guessed with 3 children it would be easier to have all viewings on the same day!!
I know that it only takes one person to buy a house but how many viewings would you expect? (if that makes sense)
We have already seen a house we like and ideally are hoping that we get an offer after the weekend as the house is reasonably priced for the area and modernised to a good standard.
Its the first time that I have ever sold a house and the whole experience is taking over my life! I am sure that it is not "normal" to check right move about 20 times a day...lol

It is perfectly normal to be checking Rightmove twenty times a day!! Well, I do anyway
As for the open day, we had two and on the first one we had one person that came. On the next we had zero!!!
On the other hand,I have been to open days where the house is very reasonably or even underpriced which had literally 20-30 people all at once. So it will depend on where you are and if people think they are going to get a bargain or not. Be flexible a bit too though. If there is an open day,say from 1-2 on a Saturday, and viewers can't make it then, it puts buyers off if that is the only slot open to them. If you can accommodate people around your family life, then you will get more viewers. Hopefully you will get an offer this weekend. Lol I'm boring myself looking for houses, I visit rightmove and zoopla far to much
I've been to a couple of open days and there's normally about 4 buyers attend. Hope it all goes well. My house has been on the market for a week and half and had 1 viewing0 -
The house is nearly one of the cheapest 4 beds in the area..... The EA said that we have 2 viewings booked so far but he expects a few more as it only went live last night.
As for decluttering I think its ok?? Although open to suggestions by anyone to improve our chances.

Waow. You definitely don't need to declutter! I wish it was in my area. I only say declutter as it makes life so much easier when you have to get ready for viewings at short notice. First time it took me about two days but I eventually had it down to a fine art and could fit in a viewing with about an hour's notice!Father Ted: Now concentrate this time, Dougal. These

I'm just worried that a buyer may think the kids rooms are too small and it may put people off!! I just desperately want some offers after the open day as I don't think I could take months of stress and it being on the market!0

For me, it would work better as a 3 bed with upstairs bathroom and downstairs kitchen/diner + cloakroom.
I'd look at the feasibility of that for a sensible cost, so I might choose a less up-together house of similar design, if it was significantly cheaper.
I'm probably not a typical buyer though. Many people don't like knocking walls down etc!0 -
I think people won't see it as a true 4 bed. Because bedroom 3 comes off bedroom 2 it would be an issue for many people. We viewed one with a similar set up last week. It was advertised as a 3/4 bed. When we viewed it we would have bought it as a 3 bed and looked at the extra space as a bonus. I think for people with young children it would work fine, but not with teenagers. I think if it is priced at the top of a 3 bed range it would be good rather than comparing it to 4 bed prices.
I agree with davesnave about the bathroom too. I would be thinking I would have to convert to having the bathroom upstairs and losing that 4th bedroom. So I would be figuring that into whatever I was going to offer for it. Again we viewed one with a downstairs bathroom last week. The only thing that stopped us offering was that. We would have had to stretch to our last penny to buy it and wouldn't have any money for a while to make any alterations.Father Ted: Now concentrate this time, Dougal. These

I understand that a bathroom downstairs isn't going to be good for most however in our end of town the majority of the older properties were built with downstairs bathrooms and surely buyers that don't like that would see the floor plan and the. Not book a viewing? I don't know!!
Also I always thought partitioning the rooms may not help with selling as its effectively a walk through and we were going to put it back but following research we found out that there are hundreds of houses on a street round the corner from us that we're purposely built with the 3rd room off the 2nd so it won't be really that uncommon....
I'm really not sure and suppose I will just have to wait until after the weekend and listen to the feedback if it doesn't sell.... I think it is reasonably priced in comparispn to others in our area... Although there are cheaper 3 beds they are either in the poor areas of the town or do not have the benefits of parking or a large garden....
I have tried to put myself in the buyers position so many times and one moment I think it's fine and then the next I panic lol..

Your house looks very well presented. I plan to put my house on the market soon and having looked at yours, I think I need to put in a little more work :-)
The only thing that I would put me off is the lack of separation between your driveway and the neighbours. Perhaps a few planters down the center to privide some visual separation.
Oh, and if possible, could you find somewhere else to store the car that is under wrap on the driveway?0 -
