Hi all, Im about to fully commit to buying a 3 bed semi (the Baird 2) from Taylor Wimpey, I am concerned due to all the pros and cons I have read about new builds in general. Im just wondering if any one else has bought from them in the last few years and how the quality is?

2 threads iv started today?? I think you're mistaken as I have not started any other threads today. If threads irritate you why take the time to post an obnoxious reply when u can simply choose to ignore them? Probably the vast majority of new threads on here have been asked in some way or another previously but that is the OPs prerogative. If anybody has anything helpful to say about it then that's great and me and any other posters greatly appreciate it however if someone does not like the question and chooses to ignore it then that's also fine. Why people like yourself however take the time to post unhelpful and unnecessary replies is beyond me0

Like any organisation you will hear good and bad.
You need to consider your local market and make a decision.
One client of mine bought a new build in 2011 and has just sold for a 30% increase, who would have guessed.
On the other hand I once bought a NB flat and it went down in value and di not recover for some years.
One thing I hate about new build estates are the tiny roads, congestion and lack of parking. That sort of thing is a stress too far and all the NB largish developments I see now suffer with this.0 -

Yeah iv read some pretty horrific things about TW online but I'm also aware that people only tend to leave reviews when things have went wrong, that's why I'm hoping this forum might present a more balanced view. I didn't actually know about the fact that new builds tend to lose value until I read it on a post here today. I suppose it makes sense tho especially when u consider that people are I likely to buy a used house in an estate where the builder are still selling brand new ones. U say a client of yours bought a NB, do u work in the industry?0

If you actually read what I wrote you would have seen it refers to the one you started last week (which got no responses at all) and the one you started today, that is 2 in total leaving 298 threads about TW from other people sharing their experiences
part of the reason people do not respond is because there is a perfectly good search function which it pays dividends to use before you repost the same question a second time since, as you say almost everything has already been asked and answered on here0 -
New builds drop in value because there is a premium to be paid for being the first owner, just like cars, and not just because other new houses may still be available.
Round my way there is a 5 year old and they are having to drop their asking prices substantially to get any interest.0 -

Pros: energy efficient, well designed layout, 2 year guarantee on everything TW supply (in addition to the 10 year NHBC).
Cons: I can't actually think of any
In terms of buying specifically with TW: I didn't think is was too bad. I look back now and whilst it was certainly stressful, I don't suppose it was any more stressful than buying a pre-owned house...just different things to worry about. I would definitely consider buying a new build again (if we ever wanted to move). We did make sure we maintained a good relationship with the Sales office throughout so that we were updated with the latest news and when the build was delayed we got them to agree to pay our costs for re-applying for the mortgage.
In the end, if you love the house then go for it. Despite the snags, I'm still very happy with our purchase and don't regret a single thing0 -

On our estate there has only been one documented re-sale so far: a flat which cost 130k (new) in June 2013 and re-sold in August 2014 for 277k. There's another reportedly just sold which was 245k in Jan 2014 and has an asking price of 300k (will be interesting to see the actual sold price when available).
I think when buying a new build you do need to do a lot of research on the market in the area and the plans for the development. Only then can you make a judgement whether the properties are realistically priced.0 -

My other halfs friend did a lot of work on a couple of taylor wimpey estates. He says he wouldn't touch one with a barge pole.0
