Opinions please - House finally for sale !

Hi - Finally the house is on the market and I was hoping for some constructive criticism regarding price and description / photos / presentation.

    I think it looks fab! I'm at that stage where I'm looking to get a house and if this was in my area I would certainly consider it! It's a lot cheaper than what it would go for in Scotland!

    I don't really see anything to change? *possibly* a wide shot of the garden to show how wide it is? But other than that, I think it looks fantastic.

    Can't really offer a qualified opinion on price; it looks well presented. The picture of your kitchen is particularly nice.

    Could you open the conservatory blinds so the garden could be seen though? The garden looks lovely and big for a house that size :)

    Agree with previous poster re conservatory, the picture would look great if the blinds were open and you could see through into the garden. Other than that, it looks great.

    It looks lovely and clean and tidy which is what I always look for. If you do take another photo of the conservatory with the blinds open perhaps you could add some flowers or a bowl of fruit to the table...but that is just me being picky for the sake of it; it looks lovely. Good luck.

    Conservatory - open the blinds + put something in the shot to make it look cheerier (flowers, fruit, whatever)

    I think your house is lovely. You've really made it look clean and fresh, not cluttered but homely.

    Fantastic garden. I maybe wouldn't open the blinds but tilt them so you can see the garden beyond. That qway it wont distract the viewr too much from looking at the conservatory. It does look a little bland in there - maybe a better angled picture to show the furniture you have in there or even laying the table a little or flowers or a nice bowl in the middle. But I think thats just photo aesthetics.

    No pictures of bedrooms especially the master bedroom or bathroom. These are two important areas to me.

    No flowers out front. The cheesy term 'kerb appeal' does really make a difference to peoplepassing your house. Some people will not look past the front door to see how lovely your house is and this could cost you a viewing or eventual sale.

    As for price. I dont know the area but I've looked around for similar properties close by to you and seen that soem are under offer for similar money so it doesnt look like your over priced.

    Other than those superficial and small complaints I think you've got a lovely property, well presented - good luck, I hope you sell soon.

    Well it looks very nice. Clean lines etc.

    What are those things under the front windows, hope they're not gnomes :eek:

    Is there a shower anywhere, over the bath perhaps, there is no mention.

    Could have done with the sun out, why not take your own outside pictures?

    The garden is undersold, it's an important feature and looks good. What size is it. Which way does it face?

    No details of windows, are they double glazed etc.

    Could do with a rear view of the house to see what the conservatory looks like from outside and where it fits. I hate them covering the kitchen window, can't tell what yours does.

    As for the front, I think it looks fine. for me you either go for lovely flowerbeds, borders etc, or you designate it a a functional space for cars. so yours scores fine for number 2. and no lugging the lawnmower round to the front!

    Only thing. it doesn't mention space for washing machine?

    I'd be cautious about including pictures of the bedrooms given that one and three are long and narrow and two is really a small single / study. It might be difficult to get a picture which doesn't accentuate this.

    It looks really lovely, if it was in our area of the country we would definitely consider it. Beautiful presentation, though I echo the point about conservatory blinds. I especially like the lounge.

    I don't know if you can get the text changed but it does say "off road parking for a number vehicles" which should be "number of vehicles" - typos and mistakes made by EAs really put me off.
