    I haven't updated for a while because there are still a few things in the pipeline.

    The police merely confirmed I called to report an "incident" and confirmed they did not attend and the same number that is useless to me that its listed under.


    I cant change that stance, so I'm moving on from that point.


    Long and short is The HA seems to think recharge is appropriate and are keeping it on file for the time being, as a complaint is still open, but what they don't know is I have them on tape recording admitting they could should handled things better and the person who took the report could have informed me better. Its in a stale mate is what I would describe it and put to bed for the time being.


    Ive had a plus come out of the complaint I made, I have had all new friction hindges and handles and bubble seals on the windows, already the new bubbles seals are starting to fall out though, but I'm just putting them back in the groove they sit in for now until next Tuesday when I call for an update to the rest of the works that are in the pipe line.


    ive got a B and Q voucher off them and all I need to do I call them for it to be sent to be collected at the store of my choice when I need them, bit pointless when building work is going to commence soon and some internal walls are going to be skimmed with plaster.


    They basically need a carpenter, a bricky, borescope company, independent window company to compile a report all to come out in one day so I think this is causing a logistical delay in getting things aorganised to be done 4 weeks I think is ample enough to organize or at lease inform of the steps they've have taken but I have had complete radio silence since the last meeting with the contractors MD (managing director).


    Its been 3 weeks since last meeting at my house, I'm going to give them another week to give a start date on work to be started before I proceed onto the housing ombudsmen with my complaint, as I think they have now become complacent thinking I agree'd to have these works done, they think I am now happy and delighted and can relax the complaint wont go further and they can go back braking agreements and promises trouble with that though I have 90% of those promises on recordings.


    This thread didn't start out well.


    I had thought about updating when I hit a milestone when works at least started and I have a definite end in sight but as of yet I dont, ive only had a few jobs completed, 2 jobs that I don't find satisfactory at all.


    The window charge I'm happy and confident enough that if they proceed to charge one day as they have said it would remain on file, i'll defend happily at court with the evidence I have gathered when the time comes they wish to cash in on it.


    whilst on the face of it, it seems little they have done, theres been allot of phone and house meetings going on. and jobs being done. atleast. plus getting the vouchers out of them isn't easy so ive got pretty far in only a few weeks.

    I'd like to give useful advice.., and am glad you are getting some repairs done. But I have to be honest as well, I'm not clear really what is being done, what isn't being done and then we get to not being done satisfactorily. I know its clear to you, you are living it.., but its not clear to us.

    Re the charge on your patio door/window. If you have any mental health problems, I'd advise you get any health care professional involved (even if its just your GP) explaining the difficulties you face organising things and communicating (no criticism intended). This could help enormously in getting the charge removed.

    If needs be, take your partner with you to explain. Same with your MP.

    I managed to get an wrongfully applied HB overpayment removed recently with the help of a professional that I'd been told repeatedly never could be removed, in spite of the Local Authority making mistakes arm over fist about it lol.

    I can understand why you can get the impression that I'm aggressive, the member recently PPR accused me of lying to start out with then made an issue out of the log number. as previously posted by this point with number or no number I still wasn't liable for the charge, that member and I frequented the same subforum...motoring, until my thread they had never deviated away from that forum and hence followed to my thread.


    I am not normally aggressive in my threads or posts.


    I did thank others that helped here also.


    Its a complex situation I'm in at the moment and I was going to update when there was more light and things clicked into place that made allot more sense than it does now.


    I had some agreements in place that have not materialized and was assured from now on no more bodge jobs.


    But in true HA style, they have failed to keep their promises.


    I'm trying to get my home to a reasonable standard I really am, its hard when their bodges and incompetent contractors make things worse. I really wanted to start decorating and getting the place to look nice and homely and comfortable to live in, but at present with outstanding jobs broken promises and poor repairs, or temp repairs while they decide on outcomes of site surveys its impossible to do so.


    there were many repairs that needed doing some they have had a go at since my complaint. I complained about the recharge and some other long standing repairs that were bodged and both complaints got rolled into a single complaint.


    2 of the repairs they did are not good repairs and went against agreements.


    other agreements to repair things have just not materialized ive had no contact (evethough they promised to keep me informed to save my phone bill costs) at what stages they were at in organizing the works.


    I'm now going to write a final letter just to remind them I'm not going away.


    if nothing comes of the letter then im onto the ombudsmen.


    I'm sorry this is confusing. I'm having a hard time keeping track too do feel sorry you all, I did want to end this thread in one go when things clicked into place and made a whole lot more sense than it does right now.

    So I thought I would Update you all on progress.


    After many complaints, And the HA hoping I would simply crawl under a rock and go away, a letter of complaint to the Public Services Ombudsman for Wales who wrote back to the HA suggesting they make contact for a Final written response I managed to have a meeting with at the house with top Brass!.


    To date, The front door will be renewed.
    The cavity walls that were full of rubble and snob causing damp and mold, have now hopefully rectified (thanks to Thermabead) My house was the pilot scheme to what is going to be a ongoing cavity clean and extraction and refill program to cure the rest of the estate especially ones that are on my row, of mold and excessive damp and water ingress.

    New kitchen to be fitted along with flooring and tile coverings and I have chasen my desired style and had confirmation of work starting on 13th AUG, electrical and safety upgrades to co-incide with fitting, the renewal plan for kitchens on my estate reduced from 2022 to being introduced on a rolling replacement program for those with kitchens like mine that manufacturer is no longer in business and kitchens colours cupboards and draws obsolete so others will have new kitchen fitted where the HA cannot colour match or replace draw fronts or cupboard doors or economically be repaired to a competent standard.


    My windows were repaired twice on a overhaul program, the state of the frames has triggered something within the HA as below.


    Window replacement weren't due until 2018 onwards on a rolling site replacement program (when people frames broke the replace a single unit for new), My Estate has now been put on the upgrade list for 2016-2017, A window condition survey has just been completed on the estate triggered by the state of my windows and complaint and ordered by the top brass at HA, The next phase is now to be completed between OCT '15 to FEB '16 to Measure up individual houses and flats, to establish those who are in a "priority" category to receive the first batch of replacements (I am in this category already as confirmed by top brass) and then full window replacements on every property on the estate will commence over a 12month period.



    The contractors who do the maintenance jobs, are now being checked up on by a new HA quality standards officer, basically once you've had repairs made, the surveyor comes back out with a member of the contractors supervisors to check the work is to standard, if not they are given an operitunity to put it right If that then fails on check 2 an INDEPENDANT company is then paid for by the contractor to make good or replace. The tenant Is then offered a small amount of compensation (£25.00) in high street gift vouchers. And the poor performance statistics is recorded of the contractors Employee and they are not to return to said property to make future repairs.

    I still have no invoice for the recharge for the window, and have been told that it will stay on file, I await the invoice and challenge it as when it that time comes.

    Thanks for the update. Sounds like you have been having rather a nightmare.

    I hope things are sorted in the end.., although of course, it shouldn't be such a long winded process.

    When I had a council house years ago.., I stopped calling in the council to do repairs as they were always a botch job done by 'odd job' men.., I could do things better myself. I had a loo cemented in at an angle and a bath first of all replaced and framed in with the plug end higher than the other end so water wouldn't drain, when I complained, I was left with 2 inch thick clear sealant all around the bath - total mess. Never called them again lol.

    Obviously your issues aren't DIY jobs though.
