    8, The person must know or ought to know that he or she is a trespasser. The offence will not capture someone who enters the property in good faith reasonably believing they had permission to do so. This might arise, for example, where a bogus letting agent encouraged an unsuspecting tenant to occupy somebody else’s property. In such circumstances, however, it might be reasonable to expect the ‘tenant’ to provide evidence of a tenancy agreement or rent payments to show they had a reasonable belief that they were not a trespasser.

    As you have been told before if you have the LOA you can register the ownership with the LR. Then you can formally write and tell the occupiers that they are trespassing. Once that is done you can apply to the High Court to have the squatters evicted. The only involvement of the police would be if the High Court staff ask them to prevent a breach of the peace.

    There is no need. Just Google High Court Enforcement Officers evictions. Fast simple and effective.

    I don't want him to have too much notice if possible. as if cornered he might damage the house. that's why I was going the s144 route, plus its free.

    Given the bizarreness of the whole story you will find it very hard to convince the police. If you are serious then thE HCEO route is likely to be the only effective one. How are you going to stop him breaking back in and trashing the place?

    Once you have been to court and got a warrent.

    Thats the harder bit mess that stage up and it could be months.

    Get some advice from people that do evictions and know the process inside out.
