we are finding that often places that are on zoopla/rightmove are sold when you ring up. when you exclude the sold ones, then mostly what is left is on a very busy road or needs a lot of work doing. i know we need to be realistic but its disheartening when you see something new only to find out it has sold or realise it needs a lot spending on it or the location isn't very good.

i dont really want to take the money from my parents but we may be forced into it. my boyfriend needs the train for work so we want to be near enough to the station for him to be able to walk then we can at least sell one car.

do you think prices will stop increasing as we could wait and save up some more to increase our deposit

Just a thought Claire. Have you made sure that all of the EA have your number readily to hand and know that you are really looking earnestly? I have found that we have got to see quite a few houses before they have officially gone on the market as I am in touch with most of the EA at least once a week, reminding them that we are in a very good position to buy and asking them to let us know as soon as anything becomes available. As a FTB you will be attractive to vendors. I get at least two or three emails per day from the EA and calls too. When we weren't actively looking as we had offered before, or were waiting for a buyer, that was different and a bit of a pain, but it helps to make sure your name is on the top of their list to call.

I assume there must be a mistake, although other flats in that development are also available off-plan, many at similar sky high prices.

Even the more reasonable priced ones are on the high side.

that's why you need to register with all the agents in the area you want to buy. They will tell people on their books before it hits the net.

Thanks for asking Mallotum. We went back through EA1 and offered again on the house and they accepted. So that is positive. I did make it very clear to the EA that we are still open to other properties if the vendors can't give us a likely completion date fairly soon and we find something chain free. The vendors are looking but I'm not sure if the EA did tell them that the offer was on the table but conditional. EA2 is extremely peed off and actually put the phone down on me when I was saying that we had to do what is best for our family. Ah well.

And again estate agents demonstrate how they are a 'profession'. Oh well hopefully you will get the house!
