House we had offered on now changed EA. How to proceed?

    Thanks Glover. It is getting frustrating now as prices are rising so quickly. If we had been in a position to sell and buy this time last year we could have got a really decent 3 bed semi for £190k. Now they are going on the market at £220-230k and being snapped up by buyers from London.

    The new good stuff is moving fast, but there's a few gems still.

    What area are you looking for? Leagrave area seems to have jumped up recently, 3 bed 1930s terrace close to me just sold for 235k, these were under 200k a year ago.

    Unfortunately we ideally want to stay in Round Green as we like it here. Have been looking in Stopsley, Putteridge but prices are just rising so fast. We have recently decided that Icknield could be good as some bits are ok, but as you say, prices are rising there now too. St Anne's has some nice ones on the cemetery side of Crawley Green Rd. If we could have been in a position to sell and buy a year ago we could have got the right house, in the right area for about £190. Now they are around £230k. We have worked so hard to be MF so it's not as easy as borrowing another £10k.

    It is amazing how fast prices have jumped. It's not just London buyers making an impact, our neighbours moved here from St Albans due to get a bigger place, and still fast trains back to London.

    even areas like Farley Hill are expensive now plenty of ex council houses up for sale at 200k plus there.

    Hopefully you get something perfect soon.

    Thanks Mallotum. We aren't very keen on Farley Hill. Maybe we could give it another look as though think some bits are okay. There are a couple of houses on Crawley Green Road today but it is such a busy road and there are things we want, like parking and not to be on a busy road! I honestly think it is very different when you are moving up from a first family home . We are much more aware of what we want in a property and want this to be somewhere that will be right for us for the next twenty years. Very different last time when we were moving with one toddler from a studio flat. Then a 2 bed house seemed so spacious and we weren't really bothered as much about certain things.
    Hopefully the right property is out there. Looks as if we may end up renting at this rate which is a worry with prices rising all the time. But at least we would be chain free.

    I'm about to exchange on a 3 bed in Farley Hill, like you said some area nicer than others, I'm toward the Dunsmore road/Wolston close end which seems to be ok. most housing from mid 80's 90's. I'm buying as a BTL so wanted something not too far from town and easy for J10.


    I think Farley Hill has picked up because it was priced about the same as Bury Park and other not so nice area's but it's a little more open and quite a few ex LEA properties which are in good condition, fairly large, good gardens and most houses have parking or garages. My offer was accepted in November even since then similar house are £15k more.


    Where will you be potentially looking to rent, if what I'm told about high renting demand in Luton then you wanting it for only short term may mean you need to look further.

    We would need to rent within walking distance of current schools. So again, the more expensive areas unfortunately. Think I will go with dh for a drive up around Farley Hill again. One problem is that my dd1 wouldn't be able to walk to school and college from there. But it would be easy access for dh onto the M1.

    I took advice from you here and went and popped a letter through the vendor's door giving an increased offer of 205. Told them we are aware of EA1 having sole selling rights etc. Left my tel number and email. I kept it short and polite. TBH we aren't expecting a yes. but we had to try.
