House we had offered on now changed EA. How to proceed?

    With house prices going up and up we are finding it increasingly hard to find something decent that we can afford. Buyers from London are buying most of the houses as they seem cheap to them.
    With this in mind, we want to offer full asking price on this house as we are having no luck with a couple of others we have offered on and still do like this one. I spoke to EA2 yesterday and asked them to put the full asking price offer forward to the vendor. They just said repeatedly that it would be very difficult to do. We are under the impression that the vendor's relationship is not great with EA1.
    EA2 also said that the property had an offer on it. But they keep saying they would love to figure out some way that they could sell it to us without involvement of EA1. They went so far yesterday as to ask us to reject our buyer so that they could resell our home as well as selling this house to us so that EA1 is not involved. As soon as he said this, any respect that I had for them has now gone out the window. They are also trying to persuade us that another house new to the market today is a much better house.
    My DH is going to ring EA1 today and ask them to put forward the full offer. Flippin' difficult situation.

    My DH just spoke to EA1 and she said that she can put the offer forward through their head office but can't enter into any negotiations as they didn't leave the vendor on good terms. Should we go for it? What is the worst that can happen? We pee off EA and get the house we want, or pee them off and don't get it. If we don't get it though, then EA 2 is unlikely to see us as good buyers for any of their properties which may come on the market.

    Mmmmm, tricky one. To be honest I have upset a few estate agents in my time and one thing I have learnt is no matter how much you pee them off they always come back when there is a sniff of commission. It sounds like you have nothing to lose.

    Did you not get any response to your direct note then?

    EA2 say it is difficult to put your offer through ... Why? Are they not legally bound to put forward an offer? As for telling you to bump off your buyer ... How on earth does that help?! Other than they may or may not sell yours to regain the commission they may have to share with EA1 of course.

    If you want this house you have to get the offer to the vendor somehow. What was the AP again?was it 215?

    Just an additional observation... if the vendor's relationship with EA1 has broken down so badly that they are not on speaking terms, either EA1 is a fruitcake or the vendor is a fruitcake (or both).


    If it's the vendor, you may have a rough ride in trying to buy their property.

    I don't know how bad it is eddddy but EA1 is who we have sold through and the manager does have a scary reputation of being quite ruthless and extremely forceful in her dealings. We are going to view another one tonight and depending on that we will see what happens.
    The asking price is 210k which we didn't think it was worth when we first viewed it, but with the way prices are rising so fast, honestly we need to buy something soon as houses are being snapped up so quickly. Literally in August, we were looking at 3 beds for 190-210. Now they are sitting at 200-240k. When you are a cash buyer it is not as easy as asking the bank for another 20k on a mortgage.

  • I've just exchanged, needed to get a move on as the vendor gave me another few days or said the house was going back on for another £10k, it's only £156k so £10k is a substantial increase, l gave the solicitors a rocket and they exchanged this morning.

    Fearing the worst I started looking again and couldn't see anything for what I paid, not sure what's pushing Luton up, could be London buyers as you mentioned or it's just been depressed for some time and investors and FTB are snapping up as still affordable and good road and rail links. I was looking at Bedford also but that's remained the same since when I offered in November.

    I think it's a combination of things, London buyers (both btl and to live) plus people from other towns on the train line, our new neighbours moved to Luton from Saint Albans as they had been priced out there.
    Luton prices were behind some of the other towns nearby so some of the increases are more 'catch up'.
    Also I think the regeneration plans are coming together, large expansion at the airport which will create direct jobs there and in support businesses, as well as the redevelopment of the old Vauxhall site and power court. There will be some speculators jumping in ahead of the price rises.

    Wigmore area has jumped up a huge amount this year. January last year you could buy 2 bed houses in wigmore for 140k now they are on at 180k.

    The new builds in Luton have jumped from 225k for a 3 bed to 275k for a three bed!
