On a practical note, what can you do OP? Is it possible to find another buyer and just skadoosh this eejit or would have you to get him to rescind the contract since you've all exchanged?0

OP has completed, Pixie - it was delayed by a few days, maybe a week, IIRC?
He's claiming for costs. OP - what's your solicitor saying? I didn't think people could duck legal action taken against them by ignoring letters... Cases will be heard by the courts even if people don't turn up and in that case it's far more likely to go against them.0 -

Have I missed something but has the OP taken him to the Small Claims Court? The guy isn't going to reply to letters until he is forced to.0

If I recall correctly the OP opted to pay their vendor's expenses out of pocket, rather than passing the costs down the chain.
It's worth remembering too that the person the OP is complaining about is not the person below them in the chain who failed to complete on schedule. So it's perhaps not that surprising they aren't getting much recourse from them in person.
I hope the OP is getting some good legal advice now because trying to sue someone for breach of contract with whom you have no contract is akin to relieving oneself in the wind.0 -

Megamonty, why are you trying to sue the person at the beginning of the chain when you are #4? Your breach of contract is with your buyers, not the Charity man. He is buyer #2’s problem.
Your buyers failed to have funds available to complete on time so why are you not pursuing them for remuneration???0 -
ruggedtoast has it on the nail. I do hope the O.P. is doing ALL his communication via a solicitor, or he may well end up shooting himself in the foot... both feet, and his a55, all with the one bullet. Expensively!
You only ever have a contract with your buyer and your seller in a chain, never with anyone else in the link. If you are writing to any other part of the chain, and that recipient has even the slightest knowledge, he will not reply in any way.
Oh, and I'd VERY strongly advise the O.P. not to post, or PM the nosey any indication of whom he may hold to blame... That might let the bullet shoot him in the head at the same time.
