If the vendor fails to complete for any reason(including silly demands) he would also be liable to pay for everyone's costs down the chain just like the muppet at the bottom who messed things up initially, failure to complete is the same penalty whatever your excuses? That's what we were told by our solicitor in December when we thought we would end up in a similar situation, I'll keep my fingers crossed it all goes smoothly0

Your lot have been consistently wrong for 10 years and now with crashing inflation and rising employment/wages you still think the market is gonna correct.
It's ok to hold that opinion, for we live in a free world. But it is not ok to ridicule anyone that disagrees with you and wish total misery on them. Worst part is that your admins ban anyone who questions the HPC mantra so you have been lulled into having a false sense of confidence in your opinion.

What site is HPC??? this thread needed posting, I could find next to nothing on this subject on the internet and im sure it will happen to other people down the line.
Because all the costs pass down, I have explained to our purchasers that we don't intend to pull any stunts on them financially. They are good people like us with broken dreams and buckets of stress that have been poured on them for no reason. We have said despite our vendor needing paying up front, we will wait until they get paid out for the top three lots of cost in the chain as to avoid any further financial pressure and distress for them. Im not going to pull stunts on them like we had done to us, it's the purchaser at the bottom that has driven the misery and suffering of this move.
Question is if you were me would you name and shame? it's a major person.
Im sure if I picked the phone up to the Sun they would run it or any other paper for that fact. If it's factual is it libel?0 -

Question is if you were me would you name and shame? it's a major person who caused this atrocity and suffering in a high powered and EXTREMELY prominent position globally. He certainly does not seem to do what he preaches to others including world leaders etc. Friday night I thought I was actually going to have a heart attack as I had such bad chest pain from the stress of it all.

That a wasn't very nice of the HPC person I agree, but why the aggressive 'us and them' stance? Do you honestly think that people who don't push themselves to buy the best property, in the 'nicest' area they can, are fools?
There are other options such as settling for a perfectly good home and paying down the mortgage. Many on HPC will have done that.
More likely than gloating for most HPC'ers is bewilderment as to why using debt and/or inheritance to upgrade from a nice gaff to a 'dream home' is so universally popular. It so often seems to involve stress, anguish and unanticipated up front and ongoing expense.
Also, whilst none of us have a crystal ball its pretty obvious that given recent huge HPI and political uncertainty the downside risk of residential property, particularly in London, is unattractive at present.
Notwithstanding all that what has happened to the OP is appalling. When we eventually do move again it won't be on a Friday.0
