I am very grateful to all who have responded to my post. Lots to think about esp as we have kids in two, one in primary school.
We can go outside the M25 as its i agree with an earlier comment that its not that far to get into London when we need to. I should get a pen and paper and list out the suggestions so far to get researching. Wld

A colleague suggested Highams Park but yes that area's gone up too. Intrugued about the Upper walthqmstow one you posted (rightmove link). Must call the agent to see what's why so cheap (relatively speaking) and if still poss to grab such bargains round here.
Burnam on Crouch..havnt heard of the area but will research as the rightmove listings look promising.

Burnham is a bit off the main road. If coming essex way, i would stick to towns down A12 or A127 corridor0 -
For £300,000 you would have the whole of Dagenham to choose from. You'll often find three beds with room to extend around here for little more than £250,000.
We were in a similar situation a couple of years or so ago, renting in Leytonstone, looking to buy but with everywhere "middle-class" or "trendy" being hopelessly beyond our reach. We almost certainly wouldn't have moved here if it wasn't for finances but now i'm quite glad we did. Ok it's never going to win any awards but it's quiet, nice wide streets, lots of greenary, good sized gardens, plenty of community events going on, a few decent places to eat and drink. Good public transport means Stratford Westfield is only a few minutes away if that's more your thing.
It's not the sort of place you'd want to visit, but living here is a different story and the affordability can make life much more comfortable.0 -
We were also priced of Waltham Forest and moved south to Norbury/Thornton Heath. There's some lovely Victorian houses round here on offer for £300k if you don't mind doing a bit of work yourself. It's zones 3 and 4 with trains into Victoria and London Bridge.
That said the area has a pretty ropey reputation and the high street is nothing to write home about. I don't have kids so schools aren't really an issue for me but it's a nice enough area within striking distance of central London. In similar fashion to what's happening all across London, not so nice areas are being made nicer by people being priced out of better ones. This little bit of South London is no different.

I think this is the hopeful factor for those of us priced out of our own areas...ie that the "niceness" factor will hopefully spread with us and in will come at least some of what is currently missing (be it wider range of "nice" shops/the events we want to go to/nice gardens) - with all the knock-on effects as "the circle spreads outwards". The area I'm in has acquired a noticeable number of the "nice things I want" only in recent years, so "nice" things can and do come to areas that haven't got them in the first place.
Current positive thinking here being "Well...think of it is a First World thing....at least we're still in our own country (ie Britain)" ..if a different bit to Home".
I'm told various timespans by people of how long it takes to adapt to an enforced move...ranging from a year to around 7 years. I gather most people come round in the end to a viewpoint of glad they did it..even if they didn't choose to.0 -

Bit of a curve ball but what about Bishop's Stortford in Herts? We've lived here since 2011 and just about to (hopefully) buy our first house here. Really good schools (primary and secondary), good transport links (just off the M11 but without the motorway noise, 25 min to Tottenham Hale or 40-45 min to Liverpool Street by train). It's a very "family friendly" area if that's your thing and feels pretty safe. Crime is pretty low too, lower than the UK average.
£300,000 would certainly get you a nice 3 bed or probably a 4 bed.0 -
I've considered all round and nearby. I reckon the OP may like Hertford. Bishops Stortford a bit too busy and towny for me, but certainly one to consider. Also love Stansted Mountfitchet and Sawbridgeworth (where we'll probably go next). There are lots of others further east/up in Herts but I expect too pricey so won't list.
